Let’s take a look

How to sell your home faster, and for the right price.

A quick sale and a strong price aren’t opposites. On the Monterey Peninsula, both come from the same few decisions made well before your home goes live.

Want a number first? Request a home valuation, or see how I work with sellers.

Step one

Price it right from day one.

Pricing high “to leave room to negotiate” usually backfires. Buyers and their agents can see the comps too.

  1. Start from the dataI’ll build a pricing analysis from recent comparable sales and what’s competing with you now. On the Peninsula, comps can be thin and homes very different, so the judgment around the data matters.
  2. Mind the search bracketsBuyers search in price ranges. A home priced just over a common cutoff can drop out of the searches of the people most likely to buy it.
  3. Respect the first weeksA new listing gets its most attention early. If it sits, buyers start asking what’s wrong, and the offers that do arrive tend to be lower.
  4. Agree on a plan B up frontDecide together what we’ll do if showings or feedback are slow, so any adjustment is a strategy, not a panic.
Step two

Make it look like the photos promise.

Buyers form an opinion online, then confirm it at the door. Prep is where you get the most for your money.

If you’re still living there

  • Declutter and depersonalize, room by room
  • Fresh, neutral paint where it’s tired
  • Replace worn carpet and dated light fixtures
  • Deep clean, windows included
  • Tidy the garden and entry. Curb appeal is the first photo.

If the home is vacant

  • Professional staging, so rooms read at their true size
  • Handle deferred maintenance before buyers find it
  • Keep landscaping and utilities on, and air the house out
  • Feature recent upgrades in the listing and photos
Not sure what’s worth fixing? Ask me before you spend. Some projects pay for themselves at sale, and some don’t. Pre-listing inspections can also flag issues early, so there are fewer surprises in escrow.
Compass Concierge. If cash is the hurdle, Compass Concierge can front the cost of approved pre-sale improvements like staging, paint or repairs, repaid at closing. Eligibility and terms apply under the current Compass program, so I’ll walk you through whether it fits your home.
Step three

Market it like it matters.

Most buyers start online, long before they call anyone.

  1. Professional photography, alwaysThis is the one step I won’t let a seller skip. Add video, floor plans or drone where the home and setting call for it.
  2. A real listing descriptionSpecifics beat adjectives: the light, the walk to the beach, the quiet street, the upgrades.
  3. Reach agents, not just the publicBroker previews and direct outreach to agents with active buyers put your home in front of the people who can actually bring an offer.
  4. Consider a soft launchCompass Coming Soon can build early interest before your home starts showing days on market. Here’s how it works.
Step four

Make it easy to see.

Every showing you turn down is a buyer who may not come back.

  1. Be flexible on showing timesLimiting showings to narrow windows cuts down on who can see it.
  2. Move out first, if you canA vacant, staged home is easier to show and easier to picture living in.
  3. Get out of the wayBuyers relax and linger when sellers aren’t home. I’ll handle access and feedback.
  4. Keep it show-readyA quick daily reset (beds made, counters clear, lights on) goes a long way.
Step five

Make the deal easy to say yes to.

Speed isn’t only about price. Clean, clear terms help a buyer commit.

Get ahead on disclosures

Having disclosures and reports ready early lets serious buyers move with confidence, and it can head off renegotiations later.

Be open to creative terms

A credit toward closing costs, a flexible close or a rent-back can matter more to a buyer than a small price change. We can weigh each one against your bottom line.

Quick answers

Questions I hear a lot.

What is the fastest way to sell my home?

Price it correctly from day one, prepare it well, use professional photography and make it easy to show. Those four do most of the work.

Should I renovate before selling?

Usually not a major remodel. Paint, lighting, flooring, landscaping and repairs tend to be the better bets. Let’s walk the house before you spend anything.

Are open houses worth it?

They can help, especially paired with a broker preview for local agents. I’ll recommend a mix based on your home and your privacy.

Can Compass help pay for prep before I list?

Possibly. Compass Concierge can front the cost of approved pre-sale improvements like staging, paint or repairs, and it’s repaid at closing. Eligibility and terms apply under the current Compass program, so let’s talk through your home first.

What does it cost to sell?

Commissions and other costs are negotiable and vary by property. I’ll give you a written estimate of your net proceeds before you list.

My take

Fast comes from prepared.

The homes I see sell quickly rarely get lucky. They were priced honestly, prepared properly and launched with a plan, so buyers had every reason to act in the first few weeks.

I’d rather spend an extra week getting it right before we list than spend two months explaining why the house is still for sale.
