Selling your home · Monterey Peninsula

Houses here are all rare birds. Let’s find yours the right next owner.

Your home is your haven, and you’ve decided to sell. Selling can be anything but straightforward, so let’s make it clear. I’ll give you an honest read on price, tell its story in a way a spec sheet never could, and puzzle out creative solutions to whatever comes up along the way.

That’s the Shift: working together, creatively, to turn your home into your next chapter.

How I market your home

Most listings get a spec sheet. Yours gets a story.

Aside from representing your best interests, my number one job is to add value to the property and to the sale. When you’re interviewing agents, that’s the question that matters most: do you believe this person will add value to this home sale?

I helped grow Tim Allen Properties from about $150 million to over $400 million a year in sales. What I learned along the way: buyers don’t fall for bedroom counts. They fall for the light in the kitchen, the walk to the beach, the life they can picture there.

The typical listing

What buyers usually see
  • Phone photos, beds, baths, square feet, and “won’t last!”
  • Copy that could describe any house on any street
  • The details that make it rare, buried or missing
  • Priced high “to leave room,” then reduced

The Shift

What I build for yours
  • I walk through with you and pick up on the details that are rare and worth leading with
  • Professional photos, video, drone, and a Matterport 3D tour that show how it feels to be there, not just what’s there
  • Professionally written, story-led copy that helps the right buyer see the possibilities, optimized to show up well on Zillow, Realtor.com, Homes.com, and more
  • A dedicated page for your home on my website, so everything lives in one place
  • Positioning for every likely buyer: full-time, second-home, and investor
  • A price grounded in the data, not in what you want to hear
How I work with you

What you see is what you get

When you interview someone to sell your home, ask one question most people skip: after I sign, who actually handles my listing?

A lot of big producer names in luxury real estate run as teams: one face on the marketing, and a roster of sub-agents on the day-to-day. It’s an interesting model, and it clearly works for those larger teams. The seller still has to ask whether it works for them. You may interview a very experienced lead, sign with that agent or brand, then meet one of their sub-agents for showings, seller disclosures, feedback, and even negotiations. Often that sub-agent has far less experience than the lead you signed on with. I don’t want a less experienced agent cutting their teeth on your home sale. A big transaction count can look like success from the outside. It doesn’t always tell you who did the work.

Showing flexibility is a fair point. Buyers do shop on their own clocks, and more agents can make a Saturday easier to cover. The part worth asking next is whether that coverage stops at the door, or whether the sub-agent is also carrying the listing itself. On a large roster with a large inventory, the attention per home can end up looking a lot like a smaller practice. The advantage isn’t always more care. Sometimes it’s just a different person at the appointment.

That’s not how I work. I’m a broker associate with Compass, and I have help on the admin side (transaction coordination, paperwork, marketing production), so nothing falls through the cracks. The strategy, the pricing conversations, the showings, and the negotiation are mine. Because I’m in the house myself, I know it on a more intimate level than you typically get on a team listing. That helps me anticipate objections and problems before they show up in an offer or an inspection. My job is to add value to your property and to your sale, not to hand the responsibility to someone else.

If we work together, the person you meet is the person on your listing. I’d rather be judged on how your sale is handled than on how many doors a brand name touches in a year.

The listing package

What every listing gets, at no cost to you

No upsells and no “premium tier.” Every home I list gets the full treatment, and it’s on me.

Professional photography

Light, angles, and the details that make your home rare, shot by a pro.

02

A walk-through film that gives buyers the feel of the place before they visit.

03

Drone

Aerials that show the setting: the trees, the coast, the neighborhood around you.

04

Professional floor plan

So buyers understand the flow and can picture their furniture, and their life, in it.

05

Matterport 3D tour

Buyers can walk every room from anywhere, on their own time, before they ever book a showing.

06

A complimentary consultation on what to move, add, or leave as is. Staging itself, if you choose it, is separate.

08

Print & online marketing

Designed pieces in print and online that tell your home’s story where buyers are looking.

09

Its own page on my website

Every listing gets a dedicated page with the photos, video, tour, and floor plan in one place, ready to share.

Finding your buyer

Who’s the right buyer for your house?

Every house here is different, and so is the person who’ll fall for it. I’m a data nerd at heart. Before your home hits the market, I dig into who has bought homes like yours over the last one, five, and ten years: what they paid, where they came from, and what drew them in. Then I use online targeting most agents don’t touch to put your home in front of people who look a lot like them.

The copy and presentation take finesse, too. Your home needs to appeal to a wide pool of buyers, but with a quiet nod to the things the right buyer will recognize right away. That balance is a big part of the Shift.

Clear as water

I’ll tell you what I think it will sell for. Not what you want to hear.

It’s tempting to hire whoever quotes the highest number. But an overpriced home sits, and every week it sits makes buyers wonder why. I’d rather give you a straight read on day one, show you exactly how I got there, and build a plan to beat it.

I’d never tell you to do something I wouldn’t do. That goes for the price, the prep, and every call you have to make along the way.

The price you pay for waiting

1 in 3 $2M+ Peninsula sales needed a price cut — here’s what waiting really costs.

How we work

Three steps, out in the open

I’ve managed escrows from contract to close and worked both sides of the deal, so I know where sales stall and how to keep yours moving.

  1. Prep

We walk your home together. I give you a straight read on price and on who your likely buyers are, plus which improvements are worth making and which aren’t.

  2. Launch

We get the house ready, shoot it, and build its story. We also decide how to launch, whether that’s quietly testing price and demand first or going fully public, and you approve everything before it goes out.

  3. Close

Regular updates on activity once we’re live, then negotiation and escrow through closing. And it doesn’t end there. Our work is 360 degrees: you have an advisor for life.

Tools I bring

A few Compass tools, used where they help

Not every sale needs them. When one does, here’s how I put them to work.

Compass Concierge

Compass can front the cost of pre-listing improvements such as paint, repairs, and staging, repaid at closing.

How I use it: for the few fixes that pay for themselves, not a wish list.

Private Exclusive & Coming Soon

Options to market your home quietly or ahead of a full public launch.

How I use it: to test price and demand before your home goes fully public.

The Compass network

Compass’s agent network and Collections, a shared space where agents and their buyers save and discuss homes.

How I use it: to put your home in front of buyers’ agents early.

Program availability, eligibility, and terms are set by Compass and may vary. I’ll walk you through the details for your home.

The rental lens

I know what Peninsula homes earn, and what buyers want.

I co-own and operate Peninsula Luxe, which manages several dozen homes here: a curated portfolio of luxury vacation rentals, monthly (30+ day) rentals, and long-term rental management.

  • A realistic read on your home’s rental income potential, which matters to second-home and investor buyers
  • Insight into what guests and buyers actually respond to, so we lead with the right things
  • Know-how on where monthly rentals are the only option, since some Peninsula areas allow only 30+ day stays

In their words

He was organized, efficient, and very knowledgeable about the best way to market and sell our home. … Selling your home is such a stressful event in life but Jonathan was so great in letting us know what to expect and always had our interest as his number one priority.

Christine, seller

He actively showed our unit to buyers and arranged for necessary repairs to get it ready for sale. We were not often available to deal with repair people as the condo was our second home, but Jonathan took care of it all and kept us updated.

Robert, sold a condo in Monterey

If I ever had a question, no matter its import, his return calls were always timely and informative. … He was a genuinely kind and enjoyable person with whom to work....the best I have encountered.

Michael, sold his home in Carmel Valley
