Every purchase is different, but the buyers who do best here tend to do these things, in this order.
Get your financing truly ready
A real pre-approval (not a quick pre-qual) from a lender who has looked at your income, assets and credit. If you’re paying cash, have proof of funds ready to send the same day.
Get more than one loan quote. Even small differences in rate or fees add up over the life of a loan. If you’re buying in the upper price ranges, ask early whether you’ll need a jumbo loan and what reserves the lender wants to see.
Decide what “the Peninsula” means to you
Carmel-by-the-Sea, Pebble Beach, Carmel Valley, Pacific Grove and Monterey feel completely different day to day: fog vs. sun, walkable village vs. acreage, gated vs. open. Pick your weather and your lifestyle before you pick a house.
Know the jurisdiction, too. Many “Carmel” addresses, including Carmel Point, are in unincorporated Monterey County, not the City of Carmel-by-the-Sea, and that changes who handles permits and rules.
See everything, including what isn’t online
I set up a search that alerts you the moment something fits, and I keep an ear on the Compass network for Coming Soon and off-market homes before they hit the portals.
On the Peninsula, the right home can be gone in a weekend. Being set up in advance is how you’re first in line, not lucky.
Write an offer that wins on more than price
Price matters, but so do terms: a clean timeline, a strong deposit, how you handle contingencies, and a lender who will pick up the phone for the listing agent.
I’ll talk to the listing agent before we write anything so we know what this seller actually cares about.
Use due diligence like a pro
Inspections, the disclosure package, permits on file, and the parcel itself. Don’t assume the lot lines, the view, or that a past addition was permitted. Verify it.
Property insurance can vary significantly by location on the Monterey Peninsula. It’s always advised to obtain multiple insurance quotes during due diligence, prior to removing contingencies.
Planning to rent it out? Short-term rental rules differ by city and county, and many areas restrict or ban rentals under 30 days. Confirm before you remove contingencies, not after.
Negotiate with what you learn
If inspections turn up real issues, we can ask for repairs, a credit, or a price change. The goal is a fair deal you still feel good about at closing, without blowing up a home you love over small items.
Close cleanly and land well
Final walkthrough, wiring funds safely (always confirm wire instructions by phone with escrow, never by email), and keys. After closing I’m still your call for contractors, property managers and local questions.
