Flexibility, Creativity and Negotiation

If you are sitting on the sidelines and waiting for the right deal to come into existence, just remember, deals are made, not born. While the real estate market is still very competitive for many products and price points, there are opportunities in the market today as I am seeing some homes sell for a good discount off the asking price. The key to landing a good deal in today's market is staying flexible and knowing that good deals aren't going to stare you in the face. If a home has been sitting on the market for a bit, try to negotiate aggressively and stay flexible on minor terms that may sway the seller. Additionally, trying creative deal structures could help to bridge the gap between what a buyer is willing to pay and what a seller is willing to accept.

One real estate transaction that I recently read about involved a piece of property listed for $2MM, which was a complete Pie in the sky price. One buyer offered $1MM, but also gave the seller the option to buy back the property at any time within the next two years for $1.2MM. While this may not work for a home that a buyer is planning or wanting to keep for a long time, it is an interesting example of a creative deal structure.
