Is price per square foot an insightful metric?

When assessing the value of a property, various parties such as buyers, sellers, agents, and appraisers often rely on the price per square foot. This widely-used metric holds particular significance in areas characterized by numerous similar homes, such as large subdivisions. However, applying the price per square foot metric to individual homes in unique locations like Carmel, Pebble Beach, and other local communities proves challenging. These regions lack subdivisions with comparable homes, and the properties here vary greatly in style, size, quality, and finishes.

Nevertheless, the price per square foot metric can still be useful locally when examined collectively to gauge the overall market health and trends. The graph above demonstrates this trend, with the median price per square foot in coastal towns currently surpassing $1,000/SF, just below the peak observed last year.

Adding more accessibility and increasing value

In my experience with transactions on the Monterey Peninsula, the topic of elevators often arises. It's not uncommon to find homes, even larger multi-level ones, in the area that were designed without an elevator and without designated space for one. When faced with the desire or necessity for an elevator in such cases, a creative approach becomes essential.

Adding an elevator to an existing residence can pose challenges, particularly when it comes to space constraints.
