Market Mosaic: Local vs. National Real Estate Trends

Nationally, home prices reached a new high in May, increasing by 5.8% from a year ago. Despite this, May saw a record low in the number of homes sold, with only 407,959 transactions, making it one of the slowest months in the past decade, surpassed only by October 2023 and May 2020. Additionally, 19.2% of homes for sale had a price cut, the second-highest percentage in over ten years.

In Monterey County, the situation is somewhat different. The median sales price hit $1 million in May, marking only the second time it has reached seven figures, the first being in October 2023. Unlike the national trend, Monterey County saw 179 single-family homes sold in May, which is more than in May 2023 and only 25% below historical norms. This is significantly better compared to slower months in the past, such as September 2007, when only 96 homes were sold.

Nationally, the decline in transaction volume, rise in median sales prices, and increase in price reductions can be attributed to several factors. The "one real estate market" reported in the news is composed of thousands of local markets.

Higher mortgage rates and elevated prices are deterring many buyers, particularly those at lower price points who are facing an affordability crisis. Meanwhile, buyers with more liquidity and greater means continue to purchase homes.

One thing to consider - fewer transactions at lower price points and more transactions at higher price points will drive up the median sales price in an unconventional manner, rather than the typical "rising tide lifts all boats" scenario.

It's official - San Jose has become the first city in California to allow homeowners to sell their backyard accessory dwelling units (ADUs) as separate condominiums, independent of their primary residences. This groundbreaking ordinance stems from California Assembly Bill 1033 (AB-1033) passed last year. Several other cities across the state are considering similar measures, potentially signaling a new trend in addressing housing affordability, but also offering another avenue for profit for savvy investors and developers.

The stock market continues to impress, as stocks are having their best election year since 1976, and the S&P 500 has now gone 377 days without a 2.05% sell-off, which is the longest stretch for this benchmark since the Great Financial Crisis.
