Build demand before the clock starts.

With Compass Coming Soon, your home can reach serious buyers before it’s live on the MLS, so it isn’t piling up public days on market or a price-drop history while we test the waters.

Curious whether it fits your home? Book a short call, or start with a home valuation.

Why it matters

Days on market tell a story.

Buyers notice how long a home has been listed and whether the price has dropped. That history can shape their offer before they’ve even toured.

The clock starts on day one

Once a home is live on the MLS, every day counts publicly. A home that sits picks up questions, fairly or not.

Price drops are permanent

Each reduction usually shows in the listing history on the big consumer sites. Buyers read that as room to push.

How it works

Compass Coming Soon, in plain English.

A soft launch that builds demand before the clock starts.

Prioritized visibility

Your home is featured as Coming Soon on Compass.com, where it can get premium placement in search results while we build interest.

No public days on market

While it’s Coming Soon, your home isn’t racking up public days on market or a price-change history.

Inquiries come straight to me

Buyer inquiries on Compass go directly to me, the agent who knows your home best, rather than to whoever bought the lead.

Seen on Redfin, too

Compass Coming Soon listings also show on Redfin, so buyers searching there can find your home early.

Real feedback, early

Early interest and agent feedback help us confirm the price and fine-tune the presentation before the full launch.

The rules for Coming Soon, including how long a home can stay in it, whether it can be shown and when it must go on the MLS, are set by Compass policy and our local MLS, and they can change. I’ll walk you through the current rules before we choose this route.
The path

From soft launch to sold.

  1. Prep and photographWe get the home ready and capture professional photos, just as we would for a full launch.
  2. Launch as Coming SoonThe home goes live on Compass.com, and I start reaching agents with active buyers.
  3. Gather interest and feedbackWe track inquiries and feedback and adjust before the public clock starts.
  4. Go live with momentumWhen it’s time, the home hits the MLS with interest already built, or we may agree on a deal with a buyer who’s ready, if the rules and your goals allow.
Is it right for you?

A good fit for some sellers.

It’s a tool, not a rule. Here’s how I think about it.

Often a good fit

  • You want to test the price quietly before committing
  • Privacy matters to you
  • You need a little time before showings, but want interest building now
  • Unique homes where the right buyer may take time to find

Maybe not the best fit

  • You want the widest possible exposure from day one
  • Your timeline is very short
  • Your home is very similar to others already on the market

In those cases, a full MLS launch may serve you better. We’ll decide together.

Quick answers

Questions I hear a lot.

What does “no days on market” mean?

While your home is marketed as Compass Coming Soon, it isn’t accumulating public days on market or a public price-change history on the MLS. The count starts when the home goes live there.

Will my home be on Zillow during Coming Soon?

Coming Soon is marketed on Compass.com, and Compass Coming Soon listings also show on Redfin. Where else it appears depends on the current Compass and MLS rules, which can change, so I’ll walk you through them for your listing.

Can buyers tour my home while it’s Coming Soon?

That depends on the current Compass and MLS rules, which can change. I’ll walk you through what’s allowed before we choose this option.

Does Coming Soon cost extra?

Ask me about your specific situation. I’ll lay out the marketing plan and any costs in writing before you list.

My take

Protect the first impression.

A listing only gets one debut. I like Coming Soon because it lets us learn from real buyer and agent interest before the public clock starts, instead of finding out after launch that something needs to change.

It isn’t right for every home. When it fits, it’s one of the best ways I know to protect your home’s perceived value.
