How do I find off-market homes in Carmel-by-the-Sea?
What these words actually mean
People use these terms loosely, so here's the plain version:
Off-market or "pocket" listing
A home that's for sale but not on the public MLS or the big search sites. The seller is open to offers but isn't advertising widely.
Compass Private Exclusive
A Compass listing shared with Compass agents and their clients rather than posted on public search sites. The seller can test price and interest without a public days-on-market count.
Coming Soon
A home that's about to go public. It's announced ahead of time so buyers working with an agent can get a first look before the full launch.
None of these are secret deals. They're normal ways of selling a home that happen out of public view. The trick is being in the room when they come up.
How a Compass listing reaches the market
Many Compass sellers use a three-phase approach. Each step widens the audience, and the seller decides how long, or whether, to stay in each one.
Private Exclusive
Shared with Compass agents and their clients. No public days on market, no public price changes.
Coming Soon
Shown publicly on Compass.com (and Redfin) before it reaches the MLS, still without a days-on-market count.
Live everywhere
On the MLS, Zillow and every other portal. From here it builds days on market and visible price history.
Private Exclusives aren't offered in every market, local MLS rules apply, and the strategy is always the seller's choice.
Are pocket listings allowed?
Yes, within rules. The National Association of REALTORS® Clear Cooperation Policy still says that once a home is publicly marketed, it has to be entered in the MLS within one business day. In 2025 NAR added more room for sellers: an office exclusive (not shared through the MLS or publicly marketed) or a delayed-marketing listing (in the MLS for other agents, but held back from the public sites for a period the local MLS sets). Either way, the seller signs a disclosure acknowledging what they're giving up.
What this means for you as a buyer: genuinely hidden homes are a small slice, and the rest show up to agents before they show up to the public. You want an agent who sees both.
Why some Carmel-by-the-Sea homes trade quietly
To be straight with you: most homes here sell the normal way, on the MLS, where every agent and buyer can see them. If you only watched the public market, you'd still see most of what sells. You can see how the market's moving on my Carmel-by-the-Sea market stats page.
But houses here are rare birds. Carmel-by-the-Sea is about one square mile and can't grow, so there aren't many homes, and the good ones don't wait around. Some owners would also rather keep things private: second homes, family homes passed down, or owners who don't want their house, price and open-house schedule all over the internet. A few of them test the waters quietly first, as a Private Exclusive or Coming Soon, before going public.
That smaller slice is where early access helps. You don't need it to buy here, but when the right home shows up quietly, being first in line can make the difference. If you're comparing agents, here's how to choose a real estate agent in Carmel-by-the-Sea.
How you get access when we work together
- A 30-minute call. We talk about what you want: the street, the view, the size, how you'll use the home, your budget. No pitch. The clearer you are, the faster I can act when something comes up.
- I watch three streams at once. Public listings, Compass Private Exclusives and Coming Soon, and coming-soon listings from Coldwell Banker, Sotheby's International Realty and Corcoran. It's like reading the tide before the wave shows up.
- I ask around. I've been involved in nearly 1,000 transactions since I was licensed in 2015, so I know a lot of the agents and owners on the Peninsula. Sometimes the best home is one where an owner would sell for the right offer, and nobody has asked yet.
- You're ready to move. Quiet listings go fast. We'll have your financing and offer approach in place before the right home appears, so you can act in days, not weeks.
The rental lens, if it matters to you
If you might rent the home out, I co-own and operate Peninsula Luxe, which manages luxury vacation, monthly (30+ day) and long-term rentals here. I can give you a realistic read on what a quiet listing could earn, and which local rules apply, before you make an offer. Rental rules vary by city and neighborhood and they change, so we'll confirm the specifics for any home you're considering.
For sellers: the honest trade-off
Quiet isn't always better. Here's what you gain and what you give up.
What you gain
- Privacy: no public photos, no public price history, no stream of curious visitors.
- A chance to test your price without a public days-on-market count.
- Control over who sees the home and when.
What you give up
- Reach: fewer buyers see your home, and fewer buyers can mean less competition and a lower price.
- Some buyers and agents only shop public listings.
- A signed disclosure, because you're waiving some of the MLS's exposure.
Often the best path is a mix: start as a Private Exclusive or Coming Soon to gather feedback, then go fully public if the right buyer hasn't shown up. I'll tell you straight which path I think will net you more. Most sellers here still end up on the MLS, and that's often the right call. More on how I sell homes is on my sellers page.
Frequently asked questions
How do I find off-market homes in Carmel-by-the-Sea?
Most homes in Carmel-by-the-Sea sell on the MLS, so the first step is simply to watch the public market closely with a local agent. A smaller slice is offered quietly first, through programs like Compass Private Exclusives and Coming Soon, and occasionally a home sells without ever going public; that's where early access helps. As a Compass agent, I can see those homes plus coming-soon listings from Coldwell Banker, Sotheby's International Realty, and Corcoran, which are now part of the same family as Compass.
Are off-market homes cheaper?
Not necessarily. Some sellers go quiet to test a higher price, and others value a fast, private sale over the last dollar. Each home is priced on its own, which is why we look at what similar homes have actually sold for before making an offer.
Can I find off-market homes in Carmel-by-the-Sea on Zillow or Redfin?
Usually not. Private Exclusives and true office-exclusive listings are not posted on the big public search sites. Compass Coming Soon homes can appear on Compass.com and Redfin before they reach the MLS, but agents watching for them typically see them first.
What is a Compass Private Exclusive?
It's a Compass listing that is marketed privately to Compass agents and their clients instead of the public MLS. It lets a seller test the market quietly before deciding whether to go public.
Do I need a Compass agent to see Compass Private Exclusives?
Private Exclusives are shared within the Compass network, so working with a Compass agent is the most direct way to see them. Because Compass is now part of the same family as Coldwell Banker, Sotheby's International Realty, and Corcoran, I can also see coming-soon listings from those brokerages.
Are pocket listings even allowed?
Yes, within rules. The National Association of REALTORS® Clear Cooperation Policy still requires a listing to go into the MLS within one business day once it is publicly marketed. Since 2025, sellers can also choose an office exclusive or a delayed-marketing listing, but they must sign a disclosure acknowledging what they give up.
How quickly do off-market homes in Carmel-by-the-Sea sell?
It varies, but quiet listings often go to the first well-prepared buyer. That's why I recommend having your financing and offer plan ready before the right home shows up.
Should I sell my Carmel-by-the-Sea home off-market?
It depends on what matters more to you: privacy and control, or the widest possible pool of buyers. Many sellers start privately and go public later. I'll walk you through both with real numbers.
Can you help me buy an off-market home to use as a rental?
Yes. Through Peninsula Luxe, which I co-own, I see how Peninsula homes actually perform as vacation, monthly, and long-term rentals, and I can help you weigh rental potential and local rules before you buy.
Let's find your place by the Sea
Tell me what you're dreaming about, and I'll let you know when something that fits starts to move, public or not. No pitch, just a straight conversation.
