The key to accessing off-market properties

If you're familiar with the term "Pocket Listing," which refers to a property not publicly listed on MLS or visible on platforms like Zillow, you understand the importance of staying in touch with an agent to stay informed about off-market properties. While the local market here on the Peninsula may not have as many off-market transactions as the Bay Area, they still occur. What I've noticed increasingly over the past year or two is agents listing properties as "coming soon." This means the property is available for agents to see on MLS but not yet visible to interested buyers. The "Coming Soon" status serves as a preliminary campaign before the property hits the public market, giving buyers who are aware of it a head start. They may even have the opportunity to view the property in-person before it goes live on MLS and other real estate websites. So, my tip for this week is to ask your agent to share the "coming soon" listings with you if you want to keep a close eye on the market.

Finding the inflection point

As we approach July, we are currently in the middle of the time of year when more listings typically become available on the market. This means that during the summer months, there tends to be a higher selection of homes to choose from. The graph displayed above provides a visual representation of the increase in new listings (shown in purple) and the growth in available/active listings (shown in pink) over the past three years..pay attention to the summer months on the graph, a larger version of it is linked below. It will be interesting to monitor these metrics in the coming months to determine if the number of new listings reaches its peak during the summer, as it has done in previous years.

The data analyzed includes homes with asking prices exceeding $2 million in Monterey County. If this trend continues, without accounting for any other factors, it could potentially result in a shrinking supply of homes on the market as we enter the Fall season.
