It's true - the best things in life are free. Nature. Love. Laughter. Health. Time. Learning. Solar.

While solar isn't exactly free, it’s certainly a great alternative to being burdened with hefty utility bills month after month.

I covered solar in the past, so why am I bringing it up again? Well, I looked at a few estimates, listened to people far smarter than myself, did a bit of research, and learned a couple of things that are worth sharing.

The U.S. utility industry is a bit behind, and the infrastructure is a bit old. No biggie. It is going to be updated in the future, to the tune of around $12 Trillion over the next 20 years, according to some experts. That’s a staggering figure, so let’s break it down:

$12,000,000,000,000 spread over two decades equates to $600 Billion annually. Dividing that by the approximately 127 million households in the country results in an estimated cost of around $4,700 per household, per year.

Why focus on the number of households? Well, who do you think is going to foot the bill for such a colossal capital expenditure?

Let’s cut to the chase - it’s highly likely that utility costs will rise in the coming years.

Numerous companies offer solar solutions, and investing in solar can yield tax benefits and potentially increase property value. However, everyone’s circumstances are unique.

If you reside in California, the chances are high that solar could be a feasible solution for some, if not all, of your energy needs. But there are several factors to consider:

  • Your property's electrical consumption
  • Solar array size required to satisfy your consumption
  • Cost of going solar
  • The average payback period
  • Whether or not batteries make sense for your property
  • Average buy-back rates in California
  • The sun exposure of your roof

Luxury real estate in many markets is soaring to unprecedented highs, while the broader market grapples with higher rates and lower inventory. In the luxury sector, cash transactions are sitting at a decade-high, constituting nearly half of all luxury home sales.

Recently, wealth experts were asked where the top 0.001% of people (net worth of ~$100MM plus) put their money...and it wasn't get-rich-quick schemes they found online. The answer probably won't surprise you - they prefer to invest in real estate, which typically makes up nearly a third of their portfolios.

Unless you own a property forever, there is a very good chance you will pay tax on the sale. Last year, nearly 8% of all homes sold in the country were above the capital gains tax exemption. What does this mean? This implies that more people are selling homes at higher prices, thereby incurring a larger tax liability. Notably, California accounted for 37% of the homes sold above the capital gains tax exemption.

The ongoing imbalance of housing supply and demand suggests continued support for home prices. Putting money into prime Californian real estate remains an attractive proposition for many, a gamble that historical evidence suggests has yielded substantial returns.
