Luxury Homes For Sale in Carmel Valley

May is the best month to sell nationwide, but not necessarily on the Monterey Peninsula

ATTOM, a leading provider of real estate data nationwide, recently concluded that the months of May, June, and April offer the highest chances of a sale price premium compared to other months throughout the year. The data analyzed included over 51 million single-family homes and condos sold from 2011 through 2022. The results of this study are not surprising - the Spring and early Summer months are usually the most active in many markets. In Monterey County, the coastal luxury market does not experience the same seasonality patterns as some other markets across the nation. It is true that historically, more homes come available here on the coast during the Spring and Summer months, but the market here does not hibernate like some others. Listing your home in the Spring and Summer months offers the chance for an increase in activity since more people tend to travel to the area during this time, but serious buyers look throughout the entire year.

Housing Construction in Monterey County lags behind others

The number of permitted housing units in 2022 in Monterey County was only 526, with just 419 housing units completed. To provide some context, Santa Cruz County experienced 614 permitted housing units in 2022, or around 17% more than Monterey County, however, their population is almost half compared to Monterey County. While there are a few developments in the pipeline for Monterey County, I believe the limited housing stock and consistent demand here bodes well for property owners as well as prospective buyers wanting to get into the market. Furthermore, the pricing here reflects value when comparing to some other markets preferred by vacation home buyers.
