A Carmel neighborhood

Carmel Woods Luxury Homes for Sale: in the pines above the village.

Carmel Woods sits just past the northern edge of Carmel-by-the-Sea, between town, Highway 1 and Pebble Beach. It was laid out in 1922 and never became part of the town, so it’s in unincorporated Monterey County. Expect curving, hilly streets, Monterey pines and oaks, and, in my experience, some of the best value for a view around Carmel. If you’re looking at Carmel Woods homes for sale, here’s what I’d tell a friend first.

What it’s like to live in Carmel Woods

It’s a small, quiet pocket with a lot of history.

  • A century of historySamuel F. B. Morse’s Del Monte Properties opened Carmel Woods in July 1922, with curving roads and lots drawn to follow the canyon. Opening day included a shrine to Junípero Serra with a statue carved by artist Jo Mora.
  • Homes with characterTudor and Spanish styles from the 1920s and ’30s sit next to classic Carmel cottages and newer homes, so no two streets look quite the same.
  • Above the fog, sometimesCarmel Woods sits higher than the village, and some days when the marine layer settles over town the sun is still out up here. Like the rest of the Peninsula, the best weather usually comes in September and October.
  • Privacy and viewsTrees, hills and generally larger lots than in the village give homes more privacy, and some have views toward Point Lobos or down Pescadero Canyon.

What to know before buying here

None of this should scare you off. It’s just much easier to plan for up front than to discover in escrow.

01

Which side of the line?

Carmel Woods is in unincorporated Monterey County, right up against the town limits. A home near the edge can look just like one in Carmel-by-the-Sea, but different rules apply.

My advice: we’ll confirm the jurisdiction for the exact parcel before you make plans.

02

The coastal zone

Carmel Woods falls within the county’s Carmel Area coastal plan. Bigger remodels and new homes can need a coastal development permit and public review, and some decisions can be appealed to the Coastal Commission.

My advice: if you’re buying to remodel or rebuild, let’s talk to a local architect before you’re locked in.

03

Fire risk and insurance

This is a wooded hillside, and parts of Carmel Woods have been mapped as a very high fire hazard severity zone. That can affect insurance and building requirements.

My advice: get insurance quotes during your inspection period, and check the current CAL FIRE map for the exact address.

04

Hills, trees, and older homes

Steep driveways, protected trees, and homes approaching 100 years old all come with the territory. Older foundations, drainage, and systems deserve a close look.

My advice: we’ll read the inspection reports together and talk through what’s normal for a home this age.

Rules change, so we’ll confirm current requirements with Monterey County for any home you’re serious about. Check with Carmel Unified School District for school assignments.

Seeing Carmel Woods homes before they hit the market

Carmel Woods is a small neighborhood, so an early look matters. Compass is now part of the same family as Coldwell Banker, Sotheby’s International Realty, Corcoran and more, so I can see coming-soon listings from those brokerages too.

Common questions

Carmel Woods home buying FAQ

Is Carmel Woods inside the town of Carmel-by-the-Sea?

No. Carmel Woods is in unincorporated Monterey County, just north of the town limits of Carmel-by-the-Sea. Permits and planning go through Monterey County rather than the village, and the rules are not the same. Buyers planning to remodel or build should confirm requirements directly with Monterey County before making plans.

Is Carmel Woods in the California coastal zone?

Portions of Carmel Woods fall within California's coastal zone given its position along the coastal hills north of Carmel-by-the-Sea. Projects involving new construction, significant remodeling, or additions in the coastal zone can require a coastal development permit from Monterey County, and some decisions can be appealed to the California Coastal Commission. Coastal zone status should always be confirmed by specific parcel before planning any improvements.

What kind of homes are in Carmel Woods?

Carmel Woods features an eclectic mix of architectural styles, including homes dating to the 1920s and 1930s, mid-century modern homes with open beams, large windows, and contemporary lines, and more recently updated or rebuilt properties. The neighborhood is known for offering significant square footage and view potential at prices that can represent relative value compared to homes inside the village of Carmel-by-the-Sea.

What views are available in Carmel Woods?

Elevated positions in Carmel Woods can offer sweeping views of Carmel Bay, the Pacific Ocean, and Point Lobos. Ocean views in Carmel Woods can be among the most dramatic available outside of Scenic Road in Carmel-by-the-Sea, making view confirmation from the specific property's living areas and outdoor spaces an important part of evaluating any home here.

Are there tree and lot considerations when buying in Carmel Woods?

Yes. Mature Monterey pines and other protected trees are a defining feature of Carmel Woods. Removing or significantly trimming protected trees typically requires a county permit, and trees can affect both views and buildable areas on a lot. Some lots in Carmel Woods slope, which affects construction, drainage, and the feasibility of additions. Reviewing tree and lot conditions carefully before planning any improvements is strongly advisable.

What schools serve Carmel Woods?

Carmel Woods is served by Carmel Unified School District. School assignments should be confirmed by specific property address directly with Carmel Unified School District, as boundaries can vary by parcel.
