Carmel Area Luxury Homes for Sale: beyond the village.
Carmel is bigger than the village. All around Carmel-by-the-Sea are neighborhoods like Carmel Point, Hatton Fields, Carmel Woods, and Carmel Meadows. They have Carmel addresses and their own personalities, and most of them sit in unincorporated Monterey County rather than inside the town.
It’s where I work every day. This page is what I’d tell a friend before they started looking: how the neighborhoods differ, what’s different about buying here, and how I can help.

Why buyers love the Carmel area
Carmel-by-the-Sea is its own small, incorporated town. The neighborhoods around it share the same beaches, schools, and village a few minutes away, but they often come with more room, quieter streets, and a wider range of homes and prices.
- Close to the village, with more roomMany neighborhoods here have bigger lots than in town, and some have space for a guest house or studio. You can still be on Ocean Avenue for dinner in a few minutes.
- Beaches and open spaceCarmel Beach, Carmel River State Beach, and Point Lobos are all close, along with trails at the Mission Trail Nature Preserve, Palo Corona Regional Park, and Jacks Peak County Park.
- Everyday convenienceGroceries and shops at the mouth of Carmel Valley, Highway 1 to Monterey, Pebble Beach, and Big Sur, and most homes in Carmel Unified School District.
- A climate for every tasteNear the water, summers are foggy and cool, and the best weather comes in late August through October. Move a little inland and it gets sunnier. Head out Carmel Valley and summers are noticeably warmer.
The neighborhoods that make up Carmel
Each one has a Carmel address and its own feel: on the water or up in the trees, walkable or private, foggy or sunny. Here’s how I describe them to buyers.

Carmel Point
Just south of Carmel-by-the-Sea, outside the town limits, with oceanfront and ocean-view homes and quiet streets that don’t lead anywhere else. Carmel Beach and Carmel River Beach are a short walk away, and the Carmel Mission and Carmel River School are close by.

Hatton Fields
East and southeast of the village, between Rio Road, Hatton Road, Hatton Canyon, and Junipero. Estate homes on bigger parcels, where guest houses and studios aren’t unusual, a little more sunshine than near the water, and the Mission Trail Nature Preserve next door.

Carmel Woods
Just past the town’s northern limits, bordering Pebble Beach. Laid out in the 1920s with curving roads, it has Tudor and Spanish-style homes under oaks and pines, and some of the better view values around. It’s hilly, so walking to town takes some effort.

Carmel Meadows
West of Highway 1, perched above the beach with views of Point Lobos and the ocean, a path down to the sand, and almost no through traffic. Homes here don’t come up often, so patience pays off.

Mission Fields
Mid-century single-family homes west of Highway 1 and condo communities to the east, close to shopping, beaches, and Carmel River School. Usually one of the more approachable ways into Carmel.

Carmel Views & Rancho Rio Vista
Forested lots with Santa Lucia mountain views, and from some homes, glimpses of the ocean and Point Lobos. Plenty of mid-century and ranch-style homes, with shopping, schools, and Highway 1 close by.

Carmel Hills
Just off Highway 1 by the Hatton Canyon greenbelt, with good-sized lots, oaks and pines, and many homes within walking distance of Carmel High School. The beach is a short drive away.

High Meadows
Up above Highway 1, close to Carmel-by-the-Sea, Pebble Beach, and Monterey. Custom homes and a few condo communities, with no through traffic and, from some homes, views across Carmel Valley to Point Lobos and the ocean.

Jacks Peak
Bordering Monterey and climbing toward Jacks Peak County Park. Bigger and often sloped lots, some with wells and room for horses, and a bit more sun than the coast. It has a Carmel address but is served by Monterey Peninsula Unified.
Looking a little farther out? Carmel Valley and the Carmel Highlands have their own pages.
What to know before buying around Carmel
None of this should scare you off. It’s just how things work here, and it’s much easier to plan for up front than to discover in escrow.
A Carmel address isn’t always Carmel-by-the-Sea
The town of Carmel-by-the-Sea has its own city government and rules. Most of the neighborhoods on this page are just outside it, in unincorporated Monterey County, even though the mailing address says Carmel. Homes inside the town have their own Carmel-by-the-Sea luxury homes page.
My advice: for every home we look at, I’ll confirm which side of the line it’s on, because that decides whose rules apply.
Monterey County handles permits
Outside the town, building and planning go through Monterey County. Areas near the coast, like Carmel Point, Carmel Meadows, and the Highlands, are in California’s coastal zone, so bigger projects can need a coastal permit and public review.
My advice: if you’re buying to remodel or rebuild, let’s talk to a local architect before you’re locked in, so your plans fit what’s realistic.
Microclimates are real
Two homes a couple of miles apart can have very different weather. The coast is often foggy on summer mornings, while spots a little inland get more sun, and Carmel Valley is noticeably warmer.
My advice: see a house you love on a gray summer morning and on a sunny afternoon before you decide.
Schools depend on the address
Most of the Carmel area is in Carmel Unified School District, but not all of it. Jacks Peak, for example, has a Carmel address and is served by Monterey Peninsula Unified.
My advice: if schools matter, we’ll check the assignment for each specific address with the district.
Short-term rentals vary
Rules for nightly rentals differ between the town and the county, between coastal and inland areas, and sometimes by HOA. They’ve also been changing, so it’s risky to count on short-term rental income.
My advice: if rental income is part of your plan, we’ll run the numbers for monthly or long-term rentals, not nightly ones.
Water, wells, and insurance
Water is a real constraint on the Monterey Peninsula, some rural properties rely on wells, and homes among the trees or on the hillsides can take some shopping to insure.
My advice: we’ll line up insurance quotes, inspections, and any well testing early, and read the reports together before you’re committed.
Rules change, so we’ll confirm current requirements with Monterey County, or with the City of Carmel-by-the-Sea for homes inside the town, for any home you’re serious about. Check with the school district for school assignments.

Carmel area home buying FAQ
Is a Carmel address the same as living in Carmel-by-the-Sea?
No. The town of Carmel-by-the-Sea is a small incorporated city with its own city government, planning department, and rules. Most of the neighborhoods surrounding it — including Carmel Point, Hatton Fields, Carmel Woods, Carmel Meadows, Mission Fields, and others — are in unincorporated Monterey County and have Carmel mailing addresses, but fall under Monterey County's jurisdiction rather than the town's. For every property, it is important to confirm which side of the town boundary it is on, as that determines whose planning rules, permit processes, and regulations apply.
Who handles permits for homes in the Carmel area outside the village?
Outside the incorporated town of Carmel-by-the-Sea, building permits and planning applications go through Monterey County. Neighborhoods near the coast, including Carmel Point, Carmel Meadows, and Carmel Highlands, are within California's coastal zone, which means larger projects can require a coastal development permit and public review, and some decisions can be appealed to the California Coastal Commission. Buyers planning to remodel or rebuild should consult with a local architect familiar with Monterey County requirements before removing contingencies.
What are the microclimates like in the Carmel area?
Carmel-area neighborhoods can have noticeably different weather depending on their location. Neighborhoods near the coast, such as Carmel Point and Carmel Meadows, experience more summer fog and cool temperatures, with the best weather typically arriving in late August through October. Neighborhoods slightly inland, such as Hatton Fields, Carmel Hills, and Carmel Views, tend to get more sun. Carmel Valley is significantly warmer than the coast in summer. Visiting any neighborhood you are seriously considering on both a foggy summer morning and a sunny afternoon before making an offer is advisable.
What school district serves the Carmel area?
Most Carmel-area neighborhoods are served by Carmel Unified School District. The exception is Jacks Peak, which has a Carmel mailing address but is served by Monterey Peninsula Unified School District. School assignments should always be confirmed by specific property address directly with the relevant school district before making an offer, as boundaries can vary by street and parcel.
Can I rent out a Carmel-area home on a nightly basis?
Short-term rental rules vary across the Carmel area. The rules differ between Carmel-by-the-Sea and unincorporated Monterey County, between coastal and inland areas, and sometimes by HOA. Regulations have also been changing in recent years, making it risky to count on short-term rental income as part of a purchase decision. Buyers who are factoring rental income into their plans should evaluate the property based on monthly or long-term rental potential rather than nightly rates.
What are the different neighborhoods in the Carmel area?
The Carmel area includes nine distinct neighborhoods. Carmel Point sits just south of the village with oceanfront and ocean-view homes. Hatton Fields offers larger lots and more sun, east of the village near Mission Trail. Carmel Woods borders Pebble Beach with 1920s-era homes under oaks and pines. Carmel Meadows sits above Carmel River State Beach with a beach path and ocean views. Mission Fields is flat and central near the Carmel Mission and shopping centers. Carmel Views and Rancho Rio Vista are at the mouth of Carmel Valley with mountain and ocean views and mid-century homes. Carmel Hills is near Carmel High School with larger lots and mature trees. High Meadows is a planned community above Highway 1 with homes and condos. Jacks Peak borders Monterey with acreage parcels, trails, and well water, served by MPUSD rather than Carmel Unified.
Does Carmel-by-the-Sea have street addresses now?
Yes, as of 2026. For most of its history, Carmel-by-the-Sea famously had no street addresses — properties were identified by lot, block, and quadrant descriptions rather than numbered addresses. That changed recently when the city assigned official street addresses to all properties within the town limits. The City of Carmel-by-the-Sea maintains an online database and interactive map where you can look up the official street address for any property. Google Maps now recognizes these addresses, so navigating to properties in Carmel-by-the-Sea by street address works as it would in any other city.
Does a 93923 ZIP code mean a property is in unincorporated Carmel rather than Carmel-by-the-Sea?
Not necessarily. The 93923 ZIP code covers both the incorporated town of Carmel-by-the-Sea and surrounding unincorporated Carmel-area neighborhoods. To complicate matters further, the municipal boundary between Carmel-by-the-Sea and unincorporated Monterey County has shifted in some areas. Properties in the corridor between downtown Carmel-by-the-Sea and the Carmel Mission that were previously considered to be in unincorporated Carmel may now fall within the town limits of Carmel-by-the-Sea while still carrying a 93923 ZIP code. The only reliable way to determine whether a specific property is inside the incorporated town or in unincorporated Monterey County is to check the parcel directly with the City of Carmel-by-the-Sea or Monterey County, as the town boundary and not the ZIP code is what determines which jurisdiction, planning rules, and permit processes apply.
What about water, wells, and insurance for Carmel-area homes?
Water is a real constraint on the Monterey Peninsula. Some rural properties, including those in Jacks Peak, rely on private wells rather than public water service. Homes in forested or hillside settings can require additional shopping to insure. Buyers should arrange insurance quotes, thorough property inspections, and well testing where applicable early in the escrow process, before becoming fully committed to a purchase.
