Move-in ready, inside and out

1149 Modoc Street sits on an expansive corner lot in Seaside. The house had been recently refurbished from the inside out, with new plumbing, electrical, HVAC, cabinetry and interior insulation, plus AV and smart-home features throughout.

It has 3 bedrooms, including an en-suite primary, and 2 full baths on a single level, in about 1,263 square feet. The kitchen has dual ovens, a peninsula countertop with a waterfall edge, and architectural beams. Both baths were redone with designer finishes, including hand-painted tiles.

Out back there's an outdoor kitchen and BBQ station, irrigated garden beds and two sheds. A 2-car garage, generous off-street parking and lots of storage made it a great fit for a tradesperson or hobbyist, too.

My take · How we got there

When we got this home ready in the fall of 2023, mortgage rates were nearing 8%, the highest in about 23 years. I knew second-home buyers will often pay more for a home that's truly move-in ready, because managing repairs from hours away is hard. So we focused there: landscaping, repairs and staging, then professional photos, video and a 3D scan of the interior.

We marketed it locally and in our main feeder markets, with email to buyers and agents, YouTube, social media videos and Reels, direct mail and open houses. It sold two weeks after it hit the market for $1,039,000, a record sale in the neighborhood.
