Marina Station, the honest version.
Marina Station is the newest big neighborhood in Marina, on about 320 acres of the old Armstrong Ranch at the north end of town. It was planned back in 2008, and by spring 2026 homes there were finally on sale.
Here’s what’s planned, what’s here now, and what it means to be an early buyer in a neighborhood that will take years to finish.

Figures come from the City of Marina, the Marina Station developer and KSBW (April 29, 2026). You may see different unit counts quoted: KSBW’s headline said more than 1,600 homes, while the city and developer both say about 1,360.
Why people choose Marina Station
I’ve drafted these from what the city, the developer and KSBW have published. Here’s the appeal, and how it compares.
The newest homes in Marina
The first homes went on sale in 2026, so every home there is brand new.
Compared with the rest: You’re early, though. The Dunes and Sea Haven are further along, with more finished around them.
A wide range of homes
Towns, Cottages, Bungalows and Villas, with KSBW reporting 19 floor plans from 2 to 6 bedrooms. The plan also includes 95 moderate-income townhomes for sale under the city’s below-market-rate program.
Compared with the rest: Sea Haven’s new homes are all single-family. Marina Station runs from townhomes to larger houses.
North Marina, easy roads
The first phases connect to Del Monte Boulevard, Beach Road and De Forest Road, close to Highway 1, and Reservation Road heads east toward Salinas.
Compared with the rest: The Dunes is handier for Monterey and Seaside. Marina Station suits people who head north or to Salinas often.
Room to breathe, eventually
About 53 acres of parks and open space are planned, plus more than 100 acres of restored dune and grassland habitat under a conservation easement.
Compared with the rest: Like Sea Haven, it’s planned around parks, but most of them haven’t been built yet.
What Marina Station will include
The plan is for a complete neighborhood, not just houses, but the pieces arrive in order over many years.
- A mix of homesCottages and small-lot homes, townhomes and apartments, so first-time buyers, families and downsizers can all find something.
- Parks and trailsNeighborhood parks, playfields and trails, including Windy Hill Park, plus bike and walking routes planned with the Fort Ord regional trail group.
- Shops, eventuallyThe developer told KSBW it hopes to add retail and dining within two to three years.
- Road and school piecesPhase 3 brings two new roundabouts and restriping on Del Monte Boulevard, and two acres next to Olson Elementary go to the school district.
How the build-out is expected to go
Here’s the developer’s own timeline, which it says could change with the market.
- Phases 1 and 2: nowInfrastructure at the south end was aimed at finishing in the first half of 2026. KSBW reported 240 homes for sale in April 2026, with about 30 ready to move into by August.
- Affordable townhomes and apartmentsExpected to follow, spread through the community under the city’s below-market-rate program.
- Phases 3 to 8: the next decadeEight phases in all, with full build-out expected to take 10 to 12 years.
What I’d check before buying at Marina Station
Buying early in a big new neighborhood can be a great move. Just go in clear-eyed.
You’re early
For years you may be living next to active construction, and the shops and some parks aren’t built yet.
My advice: look at the phasing map, and picture the next five years from your front window, not just move-in day.
A new special tax
The Marina Station Community Facilities District was being set up in 2026 to help pay for upkeep of things like parks, landscaping and roads, plus a share of fire services.
My advice: ask for the exact special-tax amount for the specific lot, and how it can rise from year to year.
Below-market-rate rules
The affordable townhomes are sold under the City of Marina’s below-market-rate program, which comes with income limits and resale rules.
My advice: if you’re buying one of those homes, read the program rules first, because they shape what you can sell for later.
Traffic on Del Monte
Del Monte Boulevard is the main road in and out, and roundabouts are planned as later phases arrive.
My advice: drive it at commute time, and ask when the Phase 3 road work is expected.
Homes for sale in Marina right now
Builder inventory at Marina Station is listed on the developer’s site. Resales will show up in the regular Marina search as the neighborhood fills in.
