Sea Haven, the honest version.

Sea Haven is the master-planned neighborhood up the hill on Marina’s former Fort Ord side, between Imjin Road, Abrams Drive and 12th Street. You may still hear it called by its original name, Marina Heights.

Here’s who’s building it, what it’s like, what’s still to come, and what I’d check before buying.

Figures come from Trumark Homes, the City of Marina and KSBW. Ask for the exact HOA dues and any special taxes for the specific lot, since I didn’t find one published figure I’d trust for the whole community.

Why people choose Sea Haven

I’ve drafted these from what the builder and the city publish. Here’s the appeal, and how it compares with the rest of Marina.

Parks at every turn

Trumark says every homesite is a short walk from one of ten neighborhood parks, and an oak grove has been left mostly natural.

Compared with the rest: The Dunes has more shops close by. Sea Haven has more green space woven through the streets.

A clubhouse and pool of its own

The Cove gives residents a pool, a game room, and lounge and dining spaces for get-togethers.

Compared with the rest: That’s a perk you won’t find in most of Marina’s older neighborhoods.

Trails now, a big park later

The Fort Ord National Monument’s trails are out past the edge of the neighborhood, and the city has taken over the planned 18-acre Sea Haven Park.

Compared with the rest: Marina Station’s parks are mostly still on paper. Sea Haven is much further along, though the big park has been slow to arrive.

Quiet streets, shopping nearby

Sea Haven is purely residential, a short drive from Cal State Monterey Bay and from Target, Trader Joe’s and the movie theater at The Dunes.

Compared with the rest: You give up The Dunes’ walk-to-everything convenience in exchange for calmer streets.

Sea Haven has been built in phases for years, so you can choose between brand-new homes and resales in the earlier sections.

Trumark lists about 1,849 to 2,725 square feet, 2 to 5 bedrooms, and 2- to 3-car garages.

What Sea Haven is like

The draw is a newer house with parks and trails close by, a few minutes from the beach and Highway 1.

  • Sea Haven ParkA planned 18-acre park at Marina Heights Drive. In December 2025 the city took over building it, with $10 million set aside and plans for trails, an amphitheater and inclusive play areas.
  • Fort Ord National MonumentAbout 14,650 acres of public land with more than 86 miles of trails for hiking, biking and riding, out past the edge of the neighborhood.

What I’d check before buying at Sea Haven

Nothing here is a deal-breaker, but each one is worth knowing up front.

The last phase and the oaks

Phase 5b, at the end of Denali Lane, would remove up to 384 trees, mostly coast live oaks, with a 4-to-1 replanting plan. The city’s Tree Committee was scheduled to take it up on Sept. 28, 2026, and then the Planning Commission decides.

My advice: if you’re buying near Denali Lane, California Avenue or Imjin Parkway, follow that hearing and ask what the views and construction will look like.

Park timing

Sea Haven Park has been delayed for years. The city now runs the project and may scale it to fit the budget.

My advice: treat the park as a bonus when it arrives, not as part of what you’re paying for today.

HOA and special taxes

A newer master plan usually means HOA dues, and it can also mean a special tax on the property tax bill.

My advice: get the exact HOA dues and special-tax amounts for the specific lot in writing before you remove contingencies.

New vs. resale math

Builders often offer big incentives, like rate buydowns or price cuts on selected homes, while resales may already include landscaping and window coverings.

My advice: compare a new home’s all-in cost against a nearby resale, item by item, before you decide.
