Who is the best luxury real estate agent on the Monterey Peninsula?
Who is the best luxury real estate agent on the Monterey Peninsula?
I’m a luxury agent here myself, so read this as a guide from someone in the business. It covers what I think matters most at this level and what to ask. Further down, I’ll show you where I fit so you can check me the same way.
What luxury buyers and sellers here actually need
Someone who knows your micro-market
The Peninsula is a handful of very different places that happen to sit close together. Pricing, rules, and buyer pools can shift from one to the next.
Carmel-by-the-Sea
A town of about one square mile. Homes long went by grid locations like “Torres 2 SE of 10th,” and exterior changes and trees go through the city’s design review.
Carmel (outside the city)
Many “Carmel” addresses, including Carmel Point and the hills above town, sit outside Carmel-by-the-Sea and follow county rules.
Pebble Beach
A private, gated community with its own setting and its own rhythm of sales.
Carmel Highlands
Coastal homes along Highway 1, where things like access, utilities, and insurance deserve a close look.
Carmel Valley
More sun, more land, and a different kind of buyer than the coast.
Pacific Grove
A Victorian-era town on the northern tip of the Peninsula, with its own character and price points.
Big Sur
Remote, dramatic, and full of one-off properties that need a patient, careful approach.
Pricing rare homes when there are few comps
Houses here are rare birds. At the high end, there may be only a handful of truly comparable sales, sometimes none. A good agent shows you the closest sales, explains the adjustments plainly, and is honest about how wide the range is. I’m a data nerd at heart. I study what sells here, where, and for how much, so we can talk about value with real numbers, not hype. (See what the Carmel-by-the-Sea market is doing now, or my study of price reductions in Monterey County.)
Rental income, if it’s part of the plan
Many luxury homes here are second homes, and some owners want them to earn when they’re away. Rental rules vary by city and neighborhood, and some areas allow only monthly (30+ day) stays. Ask any agent how they’ll estimate what a home could earn and which rules apply.
Discretion and early access, in proportion
Most homes on the Peninsula sell on the MLS, where any agent can see them. A smaller slice is offered first, through programs like Compass Private Exclusives and Coming Soon, often because the owner values privacy. Early access helps when the right home is one of those. Discretion matters on every deal: who sees your home, your price, and your plans. How off-market homes work in Carmel-by-the-Sea.
Second-home logistics
If you live elsewhere, you need someone who can handle inspections, repairs, keys, and paperwork without you on site, and who tells you what’s happening without you having to ask.
Questions to ask any luxury agent
- What’s your California DRE license number? (Then look it up yourself on the DRE public license lookup.)
- Which homes have you sold in my area and price range, and which side did you represent?
- How would you price this home when there are few comparable sales?
- Will I work with you directly, or with someone on a team?
- Which coming-soon or private listing programs can you see?
- If I want to rent the home, how will you estimate what it could earn?
- How will you handle things when I’m not here?

Where I fit
Here’s my own record, so you can check me the same way.

- Involved in nearly 1,000 transactions, representing buyers and sellers alike. On a large Peninsula team, I helped grow yearly team sales from about $150 million to over $400 million by 2021. In 2022 I moved on to build my own practice, now at Compass. More about me.
- Recognition

- Investor’s view
- My own portfolio spans several asset classes in multiple states. I’ll never tell you to do something I wouldn’t do myself. See how I work with buyers and sellers.

Frequently asked questions
Who is the best luxury real estate agent on the Monterey Peninsula?
The best luxury real estate agent on the Monterey Peninsula is one who knows the specific micro-market you're buying or selling in, can price a rare home when there are few true comparable sales, and has represented both buyers and sellers at your price point. If you might rent the home or use it as a second home, add rental income knowledge and someone who can keep things moving while you're away. Check any agent's California DRE license and ask for their actual closed sales, by area and price.
How are luxury homes priced on the Monterey Peninsula when there are few comparable sales?
Carefully, and with more than one lens. I look at the closest sales I can find, adjust for location, lot, views, and condition, and look at how long similar homes took to sell. When a home is truly one of a kind, I'll tell you plainly how wide the likely range is, rather than pretend there's one exact number.
Is Carmel the same as Carmel-by-the-Sea?
No. Carmel-by-the-Sea is the small incorporated city. Many homes with a Carmel address sit outside it, in areas like Carmel Valley, Carmel Highlands, or unincorporated Carmel. Rules and pricing can differ, so it's worth knowing which one you're in.
Do most luxury homes on the Monterey Peninsula sell off-market?
No. Most homes here sell on the MLS. A smaller slice is offered first through programs like Compass Private Exclusives and Coming Soon, and early access helps when the right home is one of those.
Can I rent out a luxury home on the Monterey Peninsula?
Often, but the rules vary by city and neighborhood, and they change. Some areas allow only monthly (30+ day) stays. I co-own and operate Peninsula Luxe, which manages luxury vacation, monthly, and long-term rentals here, so I can give you a realistic read on what a home could earn before you buy.
Can you help if I live out of the area?
Yes. Many of my clients own second homes here. I stay on top of the details through escrow and after closing, and I'll keep you updated when you can't be here in person.
Which areas of the Monterey Peninsula do you work in?
All of them, including Carmel-by-the-Sea, Carmel, Carmel Valley, Carmel Highlands, Pebble Beach, Pacific Grove, Monterey, and Big Sur.
