What it’s like to live on Carmel Point

It’s one of the most sought-after neighborhoods around Carmel, and it’s easy to see why.

  • Two beaches, one walkCarmel Beach, with its white sand and off-leash dogs, is a short walk one way. Carmel River State Beach is the other way: quieter, with a steep drop-off that makes it better for watching marine life than for swimming, and dogs on leash.
  • History around the cornerTor House, the stone home poet Robinson Jeffers built by hand, is on the Point, and so is Frank Lloyd Wright’s house on the rocks along Scenic Road. The Carmel Mission and Mission Ranch are close by.
  • Quiet streetsMany streets on the Point don’t lead anywhere else, so there’s little through traffic, and lots tend to run a bit larger than in the village. You can still walk into town for dinner.
  • True coastal weatherExpect fog and cool mornings in summer, crisp sunny days in winter, and the best weather of the year from late August through October.

What to know before buying here

None of this should scare you off. It’s just much easier to plan for up front than to discover in escrow.

01

County rules, not the town’s

Even though the village is steps away, Carmel Point is in unincorporated Monterey County. Permits and planning go through the county, and the rules aren’t the same as inside Carmel-by-the-Sea.

My advice: don’t assume what you’ve heard about the village applies here. I’ll help you check.

02

The coastal zone

Carmel Point is in California’s coastal zone. Bigger remodels and new homes can need a coastal development permit and public review, and some decisions can be appealed to the Coastal Commission.

My advice: if you’re buying to remodel or rebuild, let’s talk to a local architect before you’re locked in.

03

Ground with a long history

People lived on this point long before the houses came, and parts of it are archaeologically sensitive. Projects that involve digging can call for an archaeological report or monitoring.

My advice: build time for this into any plans that include new foundations, basements, or major grading.

04

Views, neighbors, and older homes

Ocean views are a big part of the value here, and they can change when a neighbor remodels or rebuilds. Many homes are also older, with years of updates behind them.

My advice: we’ll look at what’s next door and any pending plans, and read the inspection reports together.

Rules change, so we’ll confirm current requirements with Monterey County for any home you’re serious about. Check with Carmel Unified School District for school assignments.

A head start

Seeing Carmel Point homes before they hit the market

Homes on Carmel Point don’t come up often, so an early look matters. Compass is now part of the same family as Coldwell Banker, Sotheby’s International Realty, Corcoran and more, so I can see coming-soon listings from those brokerages too.
