What to know before buying here
None of this should scare you off. It’s just much easier to plan for up front than to discover in escrow.
Monterey County is in charge
Miramonte isn’t a city, so permits and planning go through Monterey County. On the county’s planning maps, it falls under the Carmel Valley Master Plan, which can shape what you’re able to build or add.
My advice: if you’re buying to remodel, add on, or build, let’s talk to a local architect before you’re locked in.
Fire risk and insurance
Miramonte and the hills around it are mapped by CAL FIRE as a very high fire hazard severity zone. Insurance can take some shopping, and defensible space matters.
My advice: get insurance quotes during your inspection period, not after, and check the current CAL FIRE map for the exact address.
Where does the water come from?
Miramonte is inside Cal Am’s mapped service area, but some homes and small estates rely on a private well or a small shared system. Water is a real constraint, especially if you want to add on.
My advice: we’ll confirm the water source for every home, and test the well’s flow and quality if there is one.
Septic and acreage
Most homes out here use septic systems, and larger lots can come with outbuildings, vineyards, or equestrian improvements that need their own look.
My advice: we’ll get a septic inspection and pull the permit history for any guest house, barn, or other structure.
Rules change, so we’ll confirm current requirements with Monterey County for any home you’re serious about. On the state’s school district map, this area is in Carmel Unified School District; confirm school assignments by address with the district.

Miramonte home buying FAQ
What is the difference between Miramonte, La Rancheria, and Oak Meadow?
Miramonte, La Rancheria, and Oak Meadow are three distinct sub-neighborhoods within the same geographical area of the lower Carmel Valley. All three share the same general character — generous lots, sunny Carmel Valley climate, proximity to Bernardus and Garland Ranch — but differ in their governance. Oak Meadow is governed by a homeowners association with its own dues, CC&Rs, and rules. Miramonte and La Rancheria have no HOA, giving property owners more flexibility. Buyers should confirm which sub-neighborhood a specific property is in and whether it is subject to HOA rules before making an offer.
How close is Bernardus Lodge and Winery to Miramonte?
Bernardus Lodge and Winery is in close proximity to the Miramonte area — near enough to be within walking distance in terms of straight-line distance. However, Carmel Valley Road is a highly trafficked road and walking along it is not advisable. Reaching Bernardus by car is a short drive. For residents who enjoy the restaurant, spa, and wine tasting at Bernardus, having it this close is a genuine amenity.
What is the water and sewer situation in Miramonte, La Rancheria, and Oak Meadow?
Most properties in the area have access to Cal-Am public water, though some rely on private wells or a combination of both. All properties use septic systems rather than public sewer. Buyers should confirm the specific water source for any property they are considering. Properties on private wells should have the well tested for flow rate, water quality, and condition before closing. A septic inspection is strongly advisable during the contingency period for all properties.
Does Oak Meadow have an HOA?
Yes. Oak Meadow is governed by a homeowners association. Buyers considering a property in Oak Meadow should request and review the HOA documents, CC&Rs, monthly dues, reserve fund balance, and any rules regarding rentals, landscaping, or exterior modifications during the inspection period. Miramonte and La Rancheria do not have an overall HOA.
Are properties in this area in a flood zone?
No. Properties in the Miramonte, La Rancheria, and Oak Meadow area are not in a FEMA flood zone. This distinguishes the area from some other lower Carmel Valley neighborhoods closer to the Carmel River, such as Brookdale, where flood zone exposure is a material consideration.
What is the fire risk in Miramonte and surrounding neighborhoods?
Like most of Carmel Valley, the Miramonte area carries elevated fire risk. The valley is a hot, dry corridor in summer and fall with dense vegetation on the surrounding slopes and hillsides. California's defensible space requirements apply. Buyers should check the CAL FIRE hazard severity zone designation for any specific property, obtain homeowners insurance quotes during the inspection period, and evaluate the defensible space situation around any structure they are considering.
Is the Miramonte area in the California coastal zone?
No. Miramonte, La Rancheria, and Oak Meadow are outside California's coastal zone. Properties here are subject to standard Monterey County planning and permitting requirements, which can simplify the permit process for remodeling or construction.
What schools serve Miramonte, La Rancheria, and Oak Meadow?
All three neighborhoods are served by Carmel Unified School District, with Tularcitos Elementary School in nearby Carmel Valley Village. School assignments should be confirmed by specific property address directly with Carmel Unified School District.
