Selling a Pebble Beach Estate: Marketing, Privacy, Timing

Selling a Pebble Beach estate: marketing, privacy, and timing

Selling inside the gates has its own rules. Drones need written permission, signs have a size limit, buyers need gate clearance, and a sharp buyer’s agent will ask for your ARB file. Here’s how to prepare, market, and time a Pebble Beach sale without surprises.

The short version: Start by checking your ARB property file and county permits against what’s built, because buyers will. Do any exterior touch-ups with ARB approval, which typically takes about 30 days after a complete submittal. Plan the water-efficiency retrofits MPWMD requires at every sale. For marketing, get Pebble Beach Company written authorization before any drone flight, keep signs to six square feet, and set up guest clearance so buyers can get through the gates. If privacy matters most, a private or coming-soon launch is an option. For timing, watch the monthly Pebble Beach market stats rather than a calendar rule.

Before you list

Prepare the house, and the paperwork

In Pebble Beach the file matters as much as the staging.

Pull your ARB file

Architectural Review keeps residential files with original house plans for most Del Monte Forest properties. Call (831) 625-8455. Compare the file and your county permits with what’s actually built, so a buyer’s questions don’t surprise you in escrow.

Exterior work needs approval

By deed restriction, all property improvements, even a window, a paint color change, or a new roof, need ARB approval before you can get county permits. The ARB generally responds within 30 days of a complete submittal. Build that into your listing timeline.

Trees

No trees may be removed without a Pebble Beach Company tree permit. If a tree blocks a view or worries an inspector, call PBC Forestry, (831) 625-8414, well before you list.

Water retrofits

Every change of ownership triggers MPWMD’s Rule 141 standards: high-efficiency toilets, showerheads of 2.0 gallons per minute or less, bathroom faucets of 1.2 gpm, kitchen faucets of 1.8 gpm, and rain sensors on most automatic irrigation. The seller usually handles it unless the contract says otherwise.

Pre-inspections

For an older or remodeled home, a pre-listing inspection lets you price with the facts and decide what to fix.

Construction hours

If you’re doing work before listing, ARB standards limit construction to Monday through Saturday, 8 a.m. to 6 p.m.

Marketing rules

Marketing inside the gates: what’s allowed

A few Pebble Beach rules shape how a luxury home gets marketed.

Drones

The Pebble Beach Company prohibits drones on or above its property without prior written authorization, including professional use. Approved flights pay a fee and must follow FAA rules. Plan aerials early.

Signs

Real estate and other temporary signs are limited to six square feet in the forest, per the DMFPO owners’ guide.

Photos and video

Professional photos, video, and a 3D tour carry most of the weight for second-home buyers who can’t visit on a whim. On my 1149 Modoc Street sale, that package was central to selling in two weeks.

Reaching the right buyers

Many Pebble Beach buyers live elsewhere. Marketing should reach the Peninsula and the feeder markets where buyers come from, not just local portals.

Privacy

Selling quietly in Pebble Beach

Many owners here would rather not see their home everywhere.

Option

Private or coming-soon launch

Through programs like Compass Private Exclusives and Coming Soon, a home can be offered to a smaller audience first. It can protect privacy and let you test a price, at the cost of less exposure. Most homes on the Peninsula still sell on the MLS.

  • Less exposure
  • More discretion
Every sale

Discretion on any listing

Who sees the home, what’s in the photos, and what’s said about your plans can all be managed. Agree on it before launch: no personal photos, showing by appointment only, and qualified buyers first.

  • Appointment only
Showings

Getting buyers through the gates

A missed gate clearance can cost a showing.

Clear your visitors

Pebble Beach Company Security’s Guest Clearing line is (831) 625-8424. Residents can clear named guests, and cleared guests are admitted even at night.

Daytime traffic

During the day contractors and deliveries are generally waved through to avoid backups, but tourists pay the 17-Mile Drive fee. Buyers coming for a showing should be cleared so they don’t have to.

Event weeks

Concours week in August and the Pro-Am in February bring crowds and gate-hour changes. They also bring affluent visitors. Plan showings and open houses around them.

Parking

Keep the road open. The owners’ guide asks residents not to block driveways or the road right-of-way.

Disclosures

Disclosures California requires

These apply to single-family home sales across the state, and Pebble Beach homes often trigger several of them.

Transfer Disclosure Statement

California Civil Code §1102 applies to the sale of single-family residential property, and any waiver of it is void.

Natural hazards

Civil Code §1103 requires disclosure when a home is in a hazard zone, including very high fire hazard severity zones, state responsibility wildland areas, flood zones, and earthquake fault or seismic hazard zones.

Rental status

If buyers ask about rental income, be precise. Vacation rentals under 30 days need county approvals plus Pebble Beach Company consent, which the Company isn’t issuing right now. Rentals of 30 days or more are treated as long-term.

Ask your advisers

I’m not your attorney or CPA. For anything legal or tax-related, talk to them early.

Timing

When to sell a Pebble Beach home

There isn’t a single best month. Watch inventory and pace instead.

Watch the data

My monthly Pebble Beach market stats track what’s listed, what’s selling, and how fast. Use them to choose a launch window.

Visitor seasons

Pebble Beach Resorts says April through November is its busiest period. More visitors means more potential buyers in town, and more traffic.

Big events

The 2027 Pro-Am runs February 1–7, 2027, and the U.S. Open returns in 2027. See the U.S. Open guide for dates.

Your own timeline

Taxes, a purchase elsewhere, or family plans often matter more than the season. Start prep two to three months before you want to launch.

Costs

Seller costs to plan for

A few Monterey County items.

Documentary transfer tax

Monterey County charges $0.55 per $500 of value. Who pays is negotiated in the contract.

Water retrofits

Usually modest, but budget for any fixtures that don’t meet MPWMD standards.

ARB fees

The ARB sets submittal requirements and fees for any work you do before listing.

Supplemental tax proration

If you bought recently, a supplemental tax bill may still be in the works. The county explains how those are prorated.

From the seller’s side

Thinking about selling?

I’ll start with your ARB file, the permits, and what’s selling in your part of the forest, then give you a straight read on price and timing.

On the seller side, I sold 1149 Modoc Street in Seaside in two weeks for a price that was, at the time, the most expensive home sold in that area. I also represented both sides on Torres 2 SE of 10th in Carmel-by-the-Sea.

What could your home sell for?

Tell me about the house and your timing. No pitch, just a straight conversation.

Yes, within limits. Real estate and other temporary signs are limited to six square feet, per the Del Monte Forest Property Owners guide.

How do buyers get through the gates for a showing?

Clear them with Pebble Beach Company Security’s Guest Clearing line, (831) 625-8424. Cleared guests are admitted even at night.
