Best Real Estate Agent in Pebble Beach: How to Choose
Who is the best real estate agent in Pebble Beach? How to choose, and my record
Pebble Beach works differently from almost anywhere else: private roads, staffed gates, a private architectural review board, and county permits on top. The right agent knows that system and can prove their record. Here is what to look for, and my own record so you can check me the same way.
The short version: The best real estate agent for Pebble Beach is one who knows how buying and selling inside the gates actually works (architectural review, gate clearance, county permits, rental limits), can show a verifiable record of closed luxury sales with the side they represented, can see private and coming-soon inventory, and will work with you directly. Check any agent’s license on the California DRE site and ask for their own closed sales, by area and price. I’m an agent here, so read this as a guide from someone in the business. My record is below.
Licensed since
California salesperson license issued June 30, 2015. Broker license January 2023.
Recent luxury sale
2 La Pradera Lane, Jacks Peak, Carmel, buyer side (2025).

What a Pebble Beach agent should know cold
Pebble Beach is unincorporated and gated. Much of the land, the roads, and the resorts belong to the Pebble Beach Company, local services come from the Pebble Beach Community Services District, and permits go through Monterey County. An agent who knows that system saves you surprises.
Architectural review
By deed restriction, exterior improvements, even a window, paint color, or roof, need Del Monte Forest Architectural Review Board approval before the owner can get county permits. A good agent pulls the ARB’s property file early.
Gates and showings
Visitors pay to drive 17-Mile Drive, and at night tourists and contractors aren’t admitted. Buyers and agents get in through guest clearance with Pebble Beach Company Security. Your agent should handle that so showings run smoothly.
Rental limits
Vacation rentals (under 30 days) need county approvals and Pebble Beach Company consent, and the Company isn’t issuing consent while the county rewrites its rules. Rentals of 30 days or more are treated differently.
Pricing with few comps
Some Pebble Beach homes have only a handful of truly comparable sales. Ask how the agent will price yours and how wide the honest range is. My monthly Pebble Beach market stats are a starting point.
Privacy
Many Pebble Beach owners value discretion. Ask what private and coming-soon options the agent can offer, and how they protect your price and plans.
Second-home logistics
Many owners live elsewhere. You need someone who can manage inspections, contractors, gate access, and paperwork while you are away.

What I bring to Pebble Beach buyers and sellers
Beyond the record, here is how I work.
Early access
As a Compass agent I see Compass Private Exclusives and Coming Soon listings, and coming-soon listings from Coldwell Banker, Sotheby’s International Realty, and Corcoran, now part of the same family.
A rental lens
I co-own and operate Peninsula Luxe, which manages luxury vacation, monthly (30+ day), and long-term rentals on the Monterey Peninsula. In Pebble Beach that means a realistic read on monthly and long-term rental income, not nightly.
Data, every month
I publish monthly market stats for Pebble Beach, Carmel-by-the-Sea, and Carmel, plus The Balog Report, which you may have seen in the Carmel Pine Cone. Also looking nearby? Here’s my guide to the best real estate agent in Carmel.

How to verify any agent’s claims
Rankings and reviews are easy to quote and hard to check. These are not.
DRE lookup
The California Department of Real Estate public license lookup shows license type, issue dates, the broker the agent works under, and any public disciplinary action.
Closed sales
Ask for addresses. Public records and the agent’s own listing pages should match the price and the side they claim.
Reviews
Read reviews from clients who bought or sold at your price point, and ask for a reference or two.
Team or individual
Team volume can be large. Ask which sales the agent personally handled.

Choosing a Pebble Beach agent: quick questions
Who is the best real estate agent in Pebble Beach?
The best agent for you knows how Pebble Beach works (architectural review, gate access, county permits, rental limits), has a verifiable record of closed luxury sales with the side they represented, can see private and coming-soon inventory, and works with you directly. Check the DRE license and ask for their own closed sales.
How do I check a real estate agent’s license in California?
Use the California Department of Real Estate public license lookup. It shows license type, issue dates, the responsible broker, and any public disciplinary action.
Has Jonathan Balog sold a home in Pebble Beach?
Yes. I represented the buyer of 1424 Oleada Road, Pebble Beach, which sold for $2,950,000 in 2025.
What luxury homes has Jonathan Balog sold?
My own recent sales include 2 La Pradera Lane in the Jacks Peak neighborhood of Carmel ($8,750,000, buyer side, 2025), San Antonio 2 SW of 10th, Carmel-by-the-Sea ($7,000,000, buyer side), Torres 2 SE of 10th ($5,540,000, both sides), Lincoln 3 NE of 5th ($4,400,000, buyer side), and 1424 Oleada Road, Pebble Beach ($2,950,000, buyer side).
Is Jonathan Balog on a team?
No. I spent years on a large Peninsula team, and in 2022 I moved on to build my own practice. I’m now a Broker Associate at Compass in Carmel-by-the-Sea, and you work with me directly.
Why does a Pebble Beach agent need to know about the ARB?
Exterior improvements in the Del Monte Forest, even windows, paint colors, or roofing, need Architectural Review Board approval before county permits. Buyers who plan changes, and sellers preparing a home, should know the process before they commit.
Can an agent show me Pebble Beach homes before they hit the market?
Sometimes. A smaller slice of homes is offered first through programs such as Compass Private Exclusives and Coming Soon. Ask which programs an agent can see.
Can I rent out a Pebble Beach home?
Rentals of 30 days or more are treated as long-term rentals. Vacation rentals under 30 days need county approvals and Pebble Beach Company consent, which the Company is not issuing while Monterey County finishes new rules.
