What to know before buying here

None of this should scare you off. It’s just much easier to plan for up front than to discover in escrow.

01

County rules, not the town’s

Carmel Meadows is in unincorporated Monterey County, so permits and planning go through the county, not Carmel-by-the-Sea.

My advice: don’t assume what you’ve heard about the village applies here. I’ll help you check.

02

Coastal zone and appeals

Carmel Meadows is in the coastal zone, and because it’s so close to the beach, parts of it fall where county decisions can be appealed to the Coastal Commission. Bigger projects can take more time here.

My advice: if you’re buying to remodel or rebuild, let’s talk to a local architect before you’re locked in.

03

Protecting the views

The county’s Carmel Area plan has set lower height limits in parts of Carmel Meadows to protect views. What you can add on top of an existing home may be more limited than you’d expect.

My advice: before you buy counting on a second story, let’s check the height limit for that lot.

04

Insurance and timing

Coastal scrub and trees around the edges mean parts of the area have been mapped as a high fire hazard zone, which can affect insurance. And homes here don’t come up often.

My advice: get insurance quotes early, and have your financing ready so you can move when the right home comes up.

Rules change, so we’ll confirm current requirements with Monterey County for any home you’re serious about. Check with Carmel Unified School District for school assignments.

A head start

Seeing Carmel Meadows homes before they hit the market

Carmel Meadows has a limited number of homes and low turnover, so an early look matters. Compass is now part of the same family as Coldwell Banker, Sotheby’s International Realty, Corcoran and more, so I can see coming-soon listings from those brokerages too.
