Pebble Beach area / Country Club East
A Pebble Beach neighborhoodCountry Club East Luxury Homes for Sale: quiet streets in the pines.
Country Club East sits inland between Country Club West, Pacific Grove, and Central Pebble Beach, a quiet, forested neighborhood with homes along Monterey Peninsula Country Club’s Dunes Course and Forest Lake near its center. It’s in unincorporated Monterey County, inside the gated Del Monte Forest, and it’s often a more approachable way into Pebble Beach. If you’re looking at Country Club East homes for sale, here’s what I’d tell a friend first.

- Jurisdiction
- Unincorporated Monterey County, inside the Del Monte Forest
- Schools
- Pacific Grove Unified for most homes. The eastern edge borders Monterey Peninsula Unified (confirm by address)
- Coastal zone
- Mostly not. Much of it falls under the county’s Greater Monterey Peninsula plan (confirm by parcel)
- Golf
- Some homes along Monterey Peninsula Country Club’s Dunes Course
- The feel
- Quiet, forested streets, a little more attainable
What it’s like to live in Country Club East
It’s a calm, residential corner of Pebble Beach, close to everything without being on the tourist route.
- On the Dunes CourseSome homes back right up to the fairways of Monterey Peninsula Country Club’s Dunes Course. The club is private, and a handful of other courses are a few minutes away.
- Quiet and forestedMost lots sit among Monterey pines and cypress, with mostly local traffic. Forest Lake, the reservoir near the middle of the neighborhood, stores recycled water used to keep the golf courses green.
- Trails and the coastThe Del Monte Forest trails are close to the southern and eastern edges, and the coast is a couple of minutes by car, or a longer walk or bike ride.
- Two towns, about 10 minutesPacific Grove and Carmel-by-the-Sea are both roughly 10 minutes away by car. Stevenson School and the Pebble Beach resorts are close too.
What to know before buying here
None of this should scare you off. It’s just much easier to plan for up front than to discover in escrow.
Two reviews, not one
Pebble Beach is in unincorporated Monterey County, but much of Country Club East falls under the county’s Greater Monterey Peninsula plan rather than the Del Monte Forest coastal plan, and exterior projects also go to Pebble Beach Company’s Architectural Review Board under the deed restrictions.
My advice: if you’re buying to remodel or rebuild, let’s talk to an architect who knows both the county and the ARB before you’re locked in.
Water is its own question
New water is tightly limited across the Monterey Peninsula. In the Del Monte Forest, some properties can buy water through the Pebble Beach water entitlement, but it isn’t automatic for every lot.
My advice: if your plans include an addition, a pool, or a new home, we’ll confirm the water situation before you remove contingencies.
Trees, habitat, and insurance
The Monterey pines and native habitat are protected, so removing trees can need a permit. Homes in the forest can also take longer to insure, so it’s worth starting early.
My advice: get insurance quotes during your inspection period, and build tree permits into any plans that involve grading or landscaping changes.
Check the school line
Most of Country Club East is in Pacific Grove Unified, but the line with Monterey Peninsula Unified runs close by on the eastern side.
My advice: if schools matter to you, we’ll confirm the district for the exact address before you write an offer.
Rules change, so we’ll confirm current requirements with Monterey County and Pebble Beach Company for any home you’re serious about. Check with Pacific Grove Unified (or Monterey Peninsula Unified near the eastern edge) for school assignments.

Country Club East home buying FAQ
What is the difference between Country Club East and Country Club West in Pebble Beach?
Country Club East and Country Club West are adjoining but distinct sections of Pebble Beach, both situated near the Monterey Peninsula Country Club. Country Club East is positioned east of the MPCC and adjacent to the Dunes Course and Forest Lake, with a forested, inland character. Country Club West sits to the west and is closer to the Shores Course and the coast. Both neighborhoods are within the gated Del Monte Forest and subject to the same ARB and county rules, but they differ in their proximity to the water, their views, and their relative price points.
What is the Architectural Review Board requirement in Country Club East?
Like all properties within the Del Monte Forest, homes in Country Club East are subject to the Pebble Beach Company's Architectural Review Board (ARB) in addition to Monterey County planning. Any exterior changes, remodeling, or new construction requires ARB approval under the community's deed restrictions as well as applicable county permits. Buyers planning improvements should consult with an architect familiar with both the ARB process and Monterey County requirements before removing contingencies.
Is Country Club East in the California coastal zone?
Country Club East is generally outside California's coastal zone, as it sits in the more inland and forested section of Pebble Beach east of the MPCC. This is an important distinction from the Lodge Area and other coastal sections of Pebble Beach. Coastal zone status should always be confirmed by specific parcel before planning any construction or remodeling.
What golf courses are near Country Club East?
Country Club East is adjacent to the Monterey Peninsula Country Club, which operates two courses: the Dunes Course and the Shores Course. The MPCC is a private club and membership is required to play. Pebble Beach Golf Links and the other Pebble Beach resort courses are also accessible within the Del Monte Forest.
Is water available for additions or new construction in Country Club East?
New water is tightly limited across the Monterey Peninsula, including within the Del Monte Forest. Buyers planning an addition, a pool, or new construction should confirm the specific property's water entitlement situation before removing contingencies, as water availability can be a significant constraint on development plans.
What schools serve Country Club East in Pebble Beach?
School district assignments in Country Club East can vary by specific parcel. Some properties may be served by Carmel Unified School District and others by Monterey Peninsula Unified School District depending on their precise location within the Del Monte Forest. Confirming the school district assignment by specific property address before making an offer is strongly advisable for buyers with school-age children.
