What it’s like to live in Country Club West

This is the ocean side of Pebble Beach closest to Pacific Grove, and it’s made for being outside.

  • Golf on both sides of the roadThe Links at Spanish Bay is a public course run by the resort. Monterey Peninsula Country Club’s Dunes and Shore courses are private.
  • Tide pools and sunsetsThe shoreline along 17-Mile Drive has tide pools, small beaches, and a coastal trail, and it’s known for its sunsets. At The Inn at Spanish Bay, a bagpiper plays as the sun goes down.
  • Easy, flat walkingMuch of the area is fairly flat, which makes it great for walks, bike rides, and runs along the water. You’ll see a lot of runners, cyclists, and surfers out here.
  • Pacific Grove next doorThrough the Pacific Grove Gate, groceries, bakeries, restaurants, and the farmers market are just minutes away, and Carmel-by-the-Sea is about a 10-minute drive.

What to know before buying here

None of this should scare you off. It’s just much easier to plan for up front than to discover in escrow.

01

Coastal or not depends on the parcel

Homes on the Spanish Bay and shoreline side fall under the county’s Del Monte Forest coastal plan, while much of the area around Monterey Peninsula Country Club is covered by the county’s Greater Monterey Peninsula plan instead. Either way, exterior projects also go to Pebble Beach Company’s Architectural Review Board.

My advice: before you plan a remodel, we’ll check which county plan applies to that exact parcel and talk to an architect who knows the ARB.

02

Water is its own question

New water is tightly limited across the Monterey Peninsula. In the Del Monte Forest, some properties can buy water through the Pebble Beach water entitlement, but it isn’t automatic for every lot.

My advice: if your plans include an addition, a pool, or a new home, we’ll confirm the water situation before you remove contingencies.

03

Living on the golf course

Fairway homes come with views, plus early mowers, golfers, and the occasional stray ball. Monterey Peninsula Country Club is private, and owning a home next to it doesn’t make you a member.

My advice: walk the yard during play, and if you want to join the club, ask about membership on its own timeline.

04

On 17-Mile Drive

The coastal stretch of 17-Mile Drive brings a steady flow of visitors, and big events like Car Week in August bring extra traffic. Lots here tend to be smaller than in the Lodge Area, so neighbors can be closer.

My advice: drive the street at different times, ask about event weeks, and we’ll request the ARB file on past improvements.

Rules change, so we’ll confirm current requirements with Monterey County and Pebble Beach Company for any home you’re serious about. Check with Pacific Grove Unified School District for school assignments.

A head start

Seeing Country Club West homes before they hit the market

Homes near the water in Country Club West don’t come up often, so an early look matters. Compass is now part of the same family as Coldwell Banker, Sotheby’s International Realty, Corcoran and more, so I can see coming-soon listings from those brokerages too.
