A Pebble Beach neighborhood

Central Pebble Beach Luxury Homes for Sale: forest, golf, and room to breathe.

Central Pebble Beach is the largest of the Pebble Beach neighborhoods I cover, a big stretch of hills and Monterey pines in the middle of the Del Monte Forest, home to Spyglass Hill and Poppy Hills golf courses. It’s in unincorporated Monterey County, inside the gates, with everything from acre-plus lots with ocean views to smaller forested lots near Stevenson School. If you’re looking at Central Pebble Beach homes for sale, here’s what I’d tell a friend first.

What it’s like to live in Central Pebble Beach

It’s the heart of Pebble Beach, with a little of everything: forest, golf, views, and a short trip to The Lodge.

  • Golf in the pinesSpyglass Hill Golf Course and Poppy Hills Golf Course both wind through the neighborhood, and Pebble Beach Golf Links is just down the hill.
  • Views from the hillsThanks to the hilly terrain, some homes look out over the water toward Point Lobos, Stillwater Cove, and Carmel Beach. Others are tucked into the trees, and plenty of people prefer that.
  • Trails and open spaceThe S.F.B. Morse Botanical Reserve and the Del Monte Forest trails run through the area, and from the southern end, Carmel Beach and the village are a short trip through the Carmel Gate.
  • Sun and a central spotIn my experience, the southern and central parts are some of the sunniest in Pebble Beach. The Lodge and Stevenson School are close, and home styles run from early-1900s European-inspired to contemporary.

What to know before buying here

None of this should scare you off. It’s just much easier to plan for up front than to discover in escrow.

01

Two reviews, not one

Pebble Beach is in unincorporated Monterey County, under the county’s Del Monte Forest coastal plan, and many county decisions can be appealed to the Coastal Commission, and exterior projects also go to Pebble Beach Company’s Architectural Review Board under the deed restrictions.

My advice: if you’re buying to remodel or rebuild, let’s talk to an architect who knows both the county and the ARB before you’re locked in.

02

Water is its own question

New water is tightly limited across the Monterey Peninsula. In the Del Monte Forest, some properties can buy water through the Pebble Beach water entitlement, but it isn’t automatic for every lot.

My advice: if your plans include an addition, a pool, or a new home, we’ll confirm the water situation before you remove contingencies.

03

Trees, habitat, and insurance

The Monterey pines and native habitat are protected, so removing trees can need a permit. Homes in the forest can also take longer to insure, so it’s worth starting early.

My advice: get insurance quotes during your inspection period, and build tree permits into any plans that involve grading or landscaping changes.

04

Views and sun change street by street

With hills and tall trees, two homes a block apart can have very different views, light, and fog. Views aren’t guaranteed to stay as trees grow, and golf and event traffic varies by street.

My advice: visit at different times of day, and we’ll look at what’s around the lot before you count on a view.

Rules change, so we’ll confirm current requirements with Monterey County and Pebble Beach Company for any home you’re serious about. School districts here vary by address, so check with Carmel Unified or Monterey Peninsula Unified for school assignments.

The story behind the sale

In Pebble Beach, there’s good in all houses.

At 1424 Oleada, my clients found a cherished home with a sunlit lot, beamed ceilings, and Lodge proximity, ready for their vision.

Every house hides its best self until the right eyes see it.

My clients didn’t buy a house that was perfect. They bought a home that was perfectly poised, a launchpad for their vision.

Some need polish, others need courage. The magic happens when the right buyer looks past the dated tile and sees the life that’s waiting to unfold.

Congratulations to my clients on their new Pebble Beach story.

Common questions

Central Pebble Beach home buying FAQ

What golf courses are near Central Pebble Beach?

Central Pebble Beach sits near two well-known golf courses. Spyglass Hill Golf Course is a Pebble Beach Resorts course ranked among the most challenging in the country, open to resort guests. Poppy Hills Golf Course is owned and operated by the Northern California Golf Association. Both are within easy driving distance, and residents of Central Pebble Beach also have access to Pebble Beach Golf Links and the other resort courses within the Del Monte Forest.

What is the Robert Louis Stevenson School and is it near Central Pebble Beach?

Robert Louis Stevenson School is an independent college preparatory school located within the Del Monte Forest in Pebble Beach. It serves students in grades 6 through 12 and offers both day and boarding options. Its location within the forest makes it a proximity amenity for families in Central Pebble Beach, though it is a private school with its own admissions process separate from the public school district.

What public schools serve Central Pebble Beach?

Public school district assignments in Central Pebble Beach can vary by specific parcel. Some properties may be served by Carmel Unified School District and others by Monterey Peninsula Unified School District depending on their precise location within the Del Monte Forest. Confirming the public school district assignment by specific property address before making an offer is strongly advisable for buyers with school-age children.

What is the Architectural Review Board requirement in Central Pebble Beach?

Like all properties within the Del Monte Forest, homes in Central Pebble Beach are subject to the Pebble Beach Company's Architectural Review Board (ARB) in addition to Monterey County planning. Any exterior changes, remodeling, or new construction requires ARB approval under the community's deed restrictions as well as applicable county permits. Buyers planning improvements should consult with an architect familiar with both the ARB process and Monterey County requirements before removing contingencies.

Is Central Pebble Beach in the California coastal zone?

Yes. Central Pebble Beach is within California's coastal zone under the county's Del Monte Forest Local Coastal Plan. This means that significant exterior projects, new construction, and additions require a coastal development permit from Monterey County, and some decisions can be appealed to the California Coastal Commission. This is in addition to the Pebble Beach Company ARB review requirement. Buyers planning to remodel or build should consult with an architect familiar with both processes before removing contingencies.

Is water available for additions or new construction in Central Pebble Beach?

New water is tightly limited across the Monterey Peninsula, including within the Del Monte Forest. Buyers planning an addition, a pool, or new construction in Central Pebble Beach should confirm the specific property's water entitlement situation before removing contingencies, as water availability can be a significant constraint on development plans regardless of location within Pebble Beach.
