The Golden Rectangle, also called Southwest Carmel, runs from Ocean Avenue to Santa Lucia Avenue and from Scenic Road to Dolores Street, a few blocks of cottages and gardens between downtown and Carmel Beach. What it’s like to live in the Golden Rectangle
This is the part of Carmel-by-the-Sea most people picture: cottages, gardens, and the beach at the end of the street.
- The beach at the end of the streetCarmel Beach is a few blocks or less from every home here, and the homes on Scenic Road look right out over it. Dogs are welcome on the sand, and the path along Scenic Road follows the bluff above the beach.
- Ocean Avenue on footThe shops, galleries, and restaurants along Ocean Avenue are a short stroll away, so plenty of people here barely use the car.
- More skyIt’s fairly flat, and in my experience there’s more open sky and sun here than in many parts of town, even with all the trees.
- Sunsets and fogSummers are often foggy, and the best weather usually comes from late August through October. Watching the sunset from the beach is a local habit.
Why homes here cost more
In my experience, homes in the Golden Rectangle carry a premium, even within Carmel-by-

What to know before buying here
None of this should scare you off. It’s just much easier to plan for up front than to discover in escrow.
Design review is real
Most exterior changes need some level of review by the City of Carmel-by-the-Sea. Small projects can be approved by city staff, bigger ones go to the Planning Commission at a public hearing, and homes considered historic may also need the Historic Resources Board.
My advice: if you’re buying to remodel or rebuild, let’s talk to a local architect before you’re locked in, so your plans fit what’s realistic.
The trees come first
The city takes its urban forest seriously. Removing many trees, including fairly small oaks, pines, and cypress, or cutting large limbs or roots, takes a city permit, and significant trees are reviewed by the Forest and Beach Commission.
My advice: assume the big tree on the lot is staying, and buy the house that works with it.
New street numbers, same PO box
Carmel-by-the-Sea switched to official numbered street addresses in September 2026, but there’s still no home mail delivery in the village, so residents pick up their mail at the post office. You’ll keep seeing the old-style descriptions, like “San Antonio 2 SW of 10th,” in listings and older paperwork.
My advice: I’ll make sure we know both the new number and the old description for any home we look at, and you’ll want to set up a PO box early.
Visitors share the streets
Being this close to the beach and Ocean Avenue means more visitors, more parked cars on busy weekends, and summer crowds near the sand.
My advice: visit on a summer Saturday as well as a quiet weekday, and we’ll ask about parking for the specific home.
City rules change, so we’ll confirm current requirements with the City of Carmel-by-the-Sea for any home you’re serious about. Check with Carmel Unified School District for school assignments.

Seeing Golden Rectangle homes before they hit the market
Homes in the Golden Rectangle don’t come up often, so an early look matters. Compass is now part of the same family as Coldwell Banker, Sotheby’s International Realty, Corcoran and more, so I can see coming-soon listings from those brokerages too.
