The Lodge Area wraps the Pebble Beach coastline from around Cypress Point to the Carmel Gate, with The Lodge at Pebble Beach and Pebble Beach Golf Links at its heart. It’s in unincorporated Monterey County, inside the gated Del Monte Forest, with oceanfront estates, homes along the fairways, and larger, private lots, many behind gated drives. If you’re looking at Pebble Beach Lodge Area homes for sale, here’s what I’d tell a friend first.

What it’s like to live in the Lodge Area

It’s some of the most desirable real estate in the world, and living here day to day is as special as it sounds.

  • Golf at the front doorPebble Beach Golf Links and The Lodge both opened in 1919, and the course runs along the water right through the neighborhood. From some homes, an early tee time is a short walk away.
  • The coast and the forest17-Mile Drive passes Pescadero Point, the Lone Cypress, and Midway Point. Trails wind through the pines, the Pebble Beach Equestrian Center is close by, and Stillwater Cove is the spot for kayaking and paddleboarding.
  • Dinner without the driveThe restaurants, shops, and spa around The Lodge are open to everyone and close to many homes. The Beach & Tennis Club at Stillwater Cove is a members-only club, and Carmel-by-the-Sea is minutes away through the Carmel Gate.
  • A bit more sunIn my experience, the Lodge Area tends to be sunnier and a touch warmer than other parts of Pebble Beach, closer to Carmel-by-the-Sea’s weather. Fog still rolls in, especially in summer, and late August through October is usually the best stretch.

None of this should scare you off. It’s just much easier to plan for up front than to discover in escrow.

Two reviews, not one

Pebble Beach is in unincorporated Monterey County, under the county’s Del Monte Forest coastal plan, and exterior projects also go to Pebble Beach Company’s Architectural Review Board under the deed restrictions. Many county decisions here can be appealed to the Coastal Commission.

My advice: if you’re buying to remodel or rebuild, let’s talk to an architect who knows both the county and the ARB before you’re locked in.

Water is its own question

New water is tightly limited across the Monterey Peninsula. In the Del Monte Forest, some properties can buy water through the Pebble Beach water entitlement, but it isn’t automatic for every lot.

My advice: if your plans include an addition, a pool, or a new home, we’ll confirm the water situation before you remove contingencies.

Forest, habitat, and history

The Monterey pines and coastal habitat are protected under the county plan, so removing trees can need a permit, and much of the area is considered archaeologically sensitive.

My advice: build time for this into any plans that involve new foundations, grading, or landscaping changes.

Next door to a world-famous resort

17-Mile Drive brings a steady stream of visitors, and big events like the pro-am golf tournament in winter and Car Week in August mean crowds and road closures.

My advice: drive the street at different times, ask about event weeks, and we’ll request the ARB file on past improvements.

Rules change, so we’ll confirm current requirements with Monterey County and Pebble Beach Company for any home you’re serious about. Check with Carmel Unified School District for school assignments.
