Best Real Estate Agent in Carmel, CA: How to Choose

Choosing an agent · Carmel, CA · Updated October 2026

Who is the best real estate agent in Carmel, CA? How to choose, and my record

“Carmel” covers more than the town. Carmel Point, Hatton Fields, Carmel Woods, Carmel Meadows, Jacks Peak, and Carmel Valley all share the address, but most of them sit in unincorporated Monterey County, with county permits, county rental rules, and very few sales a year. Here is what the right agent should know about that, and my own record so you can check me.

The short version: The best real estate agent for Carmel, CA is one who knows which “Carmel” a home is really in, has closed sales in that area and can tell you which side they represented, prices from real local sales data, and understands how Monterey County permits, county vacation-rental rules, and water rules affect a home outside the town limits. Check any agent’s license on the California DRE site and ask for their own closed sales. I’m an agent here, so read this as a guide from someone in the business. My record is below, including an $8.75 million estate sale in Carmel in 2025.

Which “Carmel” do you mean?

A Carmel mailing address can mean several different places. The rules, the prices, and the right comparable sales change with each one.

Unincorporated

The Carmel area

Nine neighborhoods around the town: Carmel Point, Hatton Fields, Carmel Woods, Carmel Meadows, Mission Fields, Carmel Views and Rancho Rio Vista, Carmel Hills, High Meadows, and Jacks Peak. Most are in unincorporated Monterey County even though the address says Carmel.

Over October 2025 – September 2026, 67 single-family homes sold here, and monthly median prices averaged $2.47M.

Carmel Valley and the Highlands

Carmel Valley runs inland along the Carmel River, and the Carmel Highlands run south along the coast. Both share the Carmel name and follow Monterey County rules.

What matters outside the town

What a Carmel agent should know cold

These are the questions that come up in escrow on homes outside the town limits. A good agent raises them before you are committed.

Sales in your area, not just “Carmel”

Ask for closed sales in the specific neighborhood, with the price and the side the agent represented. A sale in Carmel-by-the-Sea tells you little about Jacks Peak or Mission Fields.

Pricing with few sales

The nine Carmel-area neighborhoods average about 94 single-family sales a year, and each has too few to chart on its own. One unusual sale can move the numbers, so ask how the agent will build an honest price range. My Carmel market stats are a starting point.

County rental rules

Outside the city, short stays of 30 days or less fall under Monterey County’s vacation rental rules, not the city’s. In the residential districts of the Carmel Valley Master Plan, commercial vacation rentals aren’t allowed, and in the coastal Carmel Area they are capped and barred in some zones. Rentals longer than 30 days aren’t regulated by the county planning department. County vacation rentals

County permits, not city

Remodels outside the town limits go through Monterey County, and coastal parcels can need a coastal development permit. Plan for that before you buy a home to change it.

Water at the sale

Every change of ownership in the water district’s area triggers its water-efficiency retrofit rules (Rule 141). The buyer or seller can do the work, and an extension of up to six months from purchase can be requested. MPWMD buying and selling

School boundaries

Carmel Unified spans Pebble Beach, Carmel-by-the-Sea, Carmel Valley, and Big Sur. To confirm a specific home, the district says to check the property tax bill for “Carmel Unified Series” or contact the district. CUSD enrollment and residency

Carmel (Jacks Peak) · 2025

2 La Pradera Lane

$8,750,000. I represented the buyer. In the Jacks Peak neighborhood of Carmel, a Tudor-style estate of 5 bedrooms and 7 baths, about 9,123 sq ft, on 5.05 acres, minutes from Pebble Beach and Carmel. It had sat on the market for over a year; we watched the price drops and moved when the timing was right, and our due diligence helped the negotiation.

Questions to ask any Carmel agent

Ask every agent you interview the same things, me included.

1. Your own sales here?

Which homes have you closed in this neighborhood, at what price, and which side did you represent? Were they your own sales or a team’s?

2. City or county?

Is this home inside Carmel-by-the-Sea or in unincorporated Monterey County, and what does that change for permits and rentals?

3. How will you price it?

Which recent sales are you using, and how wide is the honest range?

4. Rental reality

If I rent it, what is allowed: 30+ day stays only, or a county vacation rental permit?

5. Water and septic

Is the home on Cal Am water, a well, or septic, and what does the sale trigger?

6. Who does the work?

Will I work with you, or with someone else on your team?

Verify any agent’s license on the California DRE public license lookup.

Choosing a Carmel real estate agent: quick questions

Who is the best real estate agent in Carmel, CA?

The best agent for you is one with closed sales in your specific Carmel neighborhood, a clear record of which side they represented, real local pricing data, and working knowledge of Monterey County permits and rental rules. Verify the license on the California DRE site and ask for their own sales. I represented the buyer of 2 La Pradera Lane in the Jacks Peak neighborhood of Carmel ($8.75M, 2025).

Is Carmel the same as Carmel-by-the-Sea?

No. Carmel-by-the-Sea is the incorporated town. Many homes with a Carmel address, such as Carmel Point, Hatton Fields, Carmel Woods, and Jacks Peak, are in unincorporated Monterey County and follow county rules.

What is the median home price in Carmel?

Over October 2025 – September 2026, monthly median sale prices for single-family homes in the nine Carmel-area neighborhoods averaged $2.47M, and 67 homes sold. Inside Carmel-by-the-Sea the figure was $3.47M.

Can I rent out a home in Carmel short term?

Outside the city, rentals of 30 days or less fall under Monterey County’s vacation rental rules, which require a county license and, for commercial vacation rentals, a use permit or coastal development permit. Commercial vacation rentals aren’t allowed in residential districts of the Carmel Valley Master Plan. Inside Carmel-by-the-Sea, rentals under 30 days are prohibited in the single-family district.

How do I check a real estate agent’s license in California?

Use the California Department of Real Estate public license lookup. It shows license type, issue dates, the broker the agent works under, and any disciplinary action.

Do you work in Carmel Valley too?

Yes. My first sale was 79 Paso Hondo in Carmel Valley, where I represented a local family as buyers.
