Buying a home in Pebble Beach, the honest version.

Pebble Beach is a gated forest by the sea: Monterey pines and cypress, world-famous golf, and 17-Mile Drive winding along the coast. It’s also an unincorporated community with its own way of doing things.

I work here and in neighboring Carmel every day. This page is what I’d tell a friend before they started looking: how the areas differ, what’s different about buying here, and how I can help.

Why people fall for it

Why buyers love Pebble Beach

Pebble Beach sits inside the Del Monte Forest, on the Monterey Peninsula between Carmel and Pacific Grove. It isn’t a city. It’s an unincorporated, gated community where much of the land, the roads, and the famous resorts and golf courses belong to the Pebble Beach Company. Inside the gates it feels quiet, green, and a little secluded, even though Carmel is minutes away.

  • Golf, close to homePebble Beach Golf Links, Spyglass Hill, The Links at Spanish Bay, and The Hay are all here, along with Poppy Hills and private clubs like Cypress Point and Monterey Peninsula Country Club.
  • The coast and 17‑Mile DriveVisitors pay a gate fee to drive 17-Mile Drive. Residents come and go freely, so the Lone Cypress, the tide pools, and Stillwater Cove become part of everyday life.
  • Forest, trails, and privacyHomes are tucked into pines, oaks, and cypress, often on generous lots. Miles of trails wind through the forest for walking and riding, and you’ll see more deer than traffic.
  • Climate and communityIt rarely gets hot or cold. Summer brings fog, the best weather comes in late August through October, and winter has plenty of crisp, sunny days. Stevenson School is here, and the Concours d’Elegance comes to town every August.

The areas within Pebble Beach

The forest covers a lot of ground, and each part feels different: sun or fog, ocean or pines, estate lots or easy walks. Here’s how I describe them to buyers.

Lodge Area

Around The Lodge and Pebble Beach Golf Links: oceanfront and fairway-front homes, larger estate lots (many behind private gates), and some of the sunniest weather in the forest. It’s the Pebble Beach most people picture, and it’s priced that way.

Spyglass, Poppy Hills & Stevenson

Central Pebble Beach

The biggest area, wrapped around Spyglass Hill, Poppy Hills, and Stevenson School. You’ll find forested lots near the school and view parcels of an acre or more looking out to Carmel Bay and Point Lobos. Trails lead toward Carmel.

Spanish Bay & the north coast

Country Club West

Along the coast from Pacific Grove to Bird Rock Road, home to Spanish Bay and Monterey Peninsula Country Club. It’s flatter, great for walks and bike rides, with homes on smaller lots plus condos at Spanish Bay. Big sunsets, and usually more fog than the Lodge Area.

Country Club East

Tucked between Country Club West, Pacific Grove, and Central Pebble Beach, around Forest Lake. Quiet, forested streets, some homes along the Dunes Course, and smaller homes and lots that often make it a more approachable way into Pebble Beach.

Upper Forest

Up on Huckleberry Hill near the Highway 68 entrance, a few minutes from Monterey, Pacific Grove, and Carmel. A mix of single-family homes and condos among the pines, with trails all around and bay views from some spots. Usually the most affordable way inside the gates.

What to know before buying in Pebble Beach

None of this should scare you off. It’s just how things work inside the gates, and it’s much easier to plan for up front than to discover in escrow.

There’s no city hall

Pebble Beach is unincorporated. Planning and building permits go through Monterey County, the Pebble Beach Community Services District handles local services like fire protection and wastewater, and the Pebble Beach Company owns the resorts, the golf courses, and much of the road network.

My advice: it helps to know who handles what before you need them. I’ll walk you through it for any home we look at.

Life inside the gates

The roads are private, and you enter through staffed gates. Residents get easy access, while visitors pay to drive 17-Mile Drive. On busy weekends and during big events like the Concours d’Elegance and the AT&T Pebble Beach Pro-Am, expect more traffic on the scenic routes.

My advice: drive to the house at different times of day, and ask how guests, deliveries, and contractors get in.

Building and remodeling take patience

Much of the forest is in California’s coastal zone and falls under the Del Monte Forest Land Use Plan, so bigger projects can need county permits and public review. Exterior changes generally go through private architectural review as well.

My advice: if you’re buying to remodel or rebuild, let’s talk to a local architect before you’re locked in, so your plans fit what’s realistic.

The forest comes first

The Monterey pines, oaks, and native habitat are a big part of why people buy here, and they’re protected. Removing trees usually takes a county permit, and some lots include sensitive habitat or open space that limits what you can do.

My advice: assume the big trees on the lot are staying, and buy the house that works with them.

Nightly rentals are complicated

Monterey County limits vacation rentals in the Del Monte Forest, and the Pebble Beach Company has taken the position that its deed restrictions don’t allow them. It’s an evolving, contested issue, so don’t count on short-term rental income.

My advice: if rental income is part of your plan, we’ll run the numbers for monthly or long-term rentals, not nightly ones.

Do your homework early

A forested setting is beautiful, but it means insurance quotes can take some shopping, and many homes are older or have been remodeled over the years. Water is a real constraint on the Monterey Peninsula, too, if you’re planning an addition.

My advice: we’ll line up insurance quotes and thorough inspections early, and read the reports together before you’re committed.

Rules change, and Pebble Beach is governed by Monterey County, so we’ll confirm current requirements with Monterey County for any home you’re serious about. Depending on the address, Pebble Beach homes are served by Carmel Unified or Pacific Grove Unified School District; check with the district for school assignments.
